Has the market cooled down drastically?

We listed our newly built house recently mid June and had just 2 showings. We then reduced the price and had an open house and no one showed up. Even if price was not right, I would have expected some people to show up just to see what the home has to offer for that price range. Has the market cooled down drastically? Or is it just that we put it on the market at the wrong time - missing the crucial Spring market. Debating whether to just take it off market and relist next Spring.

The spring market was insanely seller friendly so yeah, you missed out.

Maybe it's as simple as you're priced too high. There are some homes listed at the moment (I'm looking in N. Arlington), and I just laugh at the delusion of some sellers.

I think it really depends where you are in the region, price point, etc. Hard to say without this info.

A home was listed in our NW DC neighborhood last week, and was under contract by the next day. Most homes in our neighborhood are under contract within a week this past spring and go for over list, and within 2-4 weeks this summer.

Houses closer to DC are selling quickly if priced right.

Why are you selling a newly built house? It better have a huge discount over ones that are being sold for the first time.

Ours was based on neighborhood comps and the upgrades we had compared to the last sold house..I wouldn't say insanely priced..The house is very recently built and in a decent school district. Wouldn't people still want to come view it an open house? We went to open houses even when they were 50K over our budget just to get a feel for what a home that price had to offer when compared to the homes available in our budget.

+1. This might be your issue if you are pricing it to new construction comps. It should be priced to resales (or model homes), even though it's new--most people looking for new construction would like to make decisions around design, etc. and are willing to pay extra to do that, but if those decisions have already been made, it's not functionally different from any other relatively new home.

i list my house this weekend, had 5 groups show up for open house, but no offer yet.....i think the market is dead

New as in 3 yrs..2017 built homes are selling for more than 300K over our home, but off of the highway and walkable to shopping, less sq.footage and worse schools. Our is walkable to shopping but 10 min from freeway.

We decided we don't want such a big house and want to go smaller with a more affordable mortgage.

No, not pricing it to new sales, just based on what another home on my street sold for..New sales for SFH are 300K over ours in the only other community in my zip code that is being newly built.

Your evaluation that the market is dead: you put your house on the weekend this weekend, and don't have an offer as of Monday at 1PM.

That doesn't mean the market is dead, it means the market isn't insane and unstable.

It is hard to tell without an actual location. By 10 minutes from the highway, it sounds like you are pretty far out. Homes in my neighborhood in DC aren't lasting more than a week.
