Wootton or Walter Johnson??? What would you do in my situation?

I understand this question may have been asked before but I would appreciate if I can get input from parents in both clusters. Some background info: I work in DC, so does my DH, we can spend up to 800k, looking for a SFH in Wootton or Walter Johnson cluster.

Case for WJ:

Pros: I really like North Bethesda/Rockville area by Montrose and some of the houses and neighborhoods there are just lovely, also metro is close by and so is shopping etc. We can get a lovely house within our budget and be on our merry way. Commute to DC won't be too bad.
Con: Woodward High School will reopen (most probably) and we have no idea who will end up where, given that scenario we could be taking a chance on property value and don't know what will be the quality of education and peer group at Woodward. In the absence of Woodward development, WJ was a no brainer for us.

Case for Wootton:

Pros: Nice, safe area with lesser chance of redistricting (hopefully), we would focus on Fallsmead, Rockshire, Stonebridge neighborhoods.
Cons: The perception is that Wootton is bit of a pressure cooker as compared to WJ, which is considered more balanced. Per college acceptance chart published by Bethesda Magazine, WJ and Wootton performed pretty much at the same level. Also, the housing stock in Rockshire, Fallsmead is not as pretty as North Farm, Old Farm etc. Commute will get longer if we go for Stonebridge.

Also, we are Asian, I don't think that matters much as both clusters are reasonably diverse from Asian population standpoint. Churchill is not being considered because we are a solid UMC family and I prefer a Middle Class/UMC area. Would appreciate thoughts/input. TIA.

Wooton has a much greater asian population. So unless your kids are super smart and can beat them, they will have lots of competition and possibly a more difficult time getting into colleges if they don't stand out.

Both will work. Level of Asian competition will be the same in both schools.

Most Asian kids I have seen in Wooton are solidly B student, so it is not as if you are in a magnet school and have insane competition.

Isn't there some redistricting possible with Wootton too? Probably less eminent though

Both are fine schools and both will work. I think Wootton has slightly higher test scores/college admission rates but, really, no big difference between two.

LOL. Buy it as close as possible to the school you want OP.

OP, of Old Farm and North Farm get zoned to Woodard, it will be a great school when it opens in 2022!

I wouldn't worry about being rezoned to Woodward. It will pull from largely UMC neighborhoods and it will have a brand new facility.

There are more illegals at WJ. There are more Asians at Wooten-Wooten will likely only get better, while WJ will go downhill.
