Some builders have projects haven't got listed on MLS yet. I recommend you to call some builders and also get some pricing assessment.

I mean to say $1.7M seems enough to get a new build for quite a few areas other than PH. If this were a year ago $1.7M is enough for Arlington, even in crystal city area.

Some commenters are knocking PH because of the tear downs but McLean/Arlington have tear downs and new builds as well. Certainly, not as many, but there are streets in McLean/Arlington are undergoing the same transformation where most of the homes are new builds. Driving around PH, you will see certain streets where 50-75% of all the homes on that street are new builds and some that are less than 25%.

As the OP mentioned, house prices for new builds are lower in PH (more value) compared to McLean and Arlington. In another 10-15 years, I wouldn't be surprised if PH house prices closes the gap on McLean as more as more homes convert to new builds. But with that transformation, we will lose some of our diversity.

All in all, I agree with the previous posters that PH is a great place to live, very walkable neighborhood (don't see as many cyclists), close to transportation thoroughfares, and love that multiple grocery stores and restaurants are close by.



We do have some cyclists and there are now many dedicated bike lanes. It depends on the time of the day.

I am the PP. What street are there bike lanes besides Pimmit Road? Most of the side streets are unmarked. I've seen more bikers in McLean all spandexed out along the dedicated bike lanes on Old Chesterbrook and Westmoreland, etc.

I don't know of any bike lanes in PH, not even on Pimmit Rd. There are bikers who cut through to commute to Mitre and NGC.
