Tell me about Pimmit Hills

Wanted to add, that specific house is close to Anderson/Magarity, which is about a mile from the McLean Metro, and what will eventually be the Scott's Run development with shops and restaurants. The Capital One complex is also right there. So there are some pretty nice amenities coming soon(ish)

Hello neighbor! I'm the 20-year PH resident and so glad you moved here. I love seeing all the young families and how diverse the neighborhood is becoming.

Unless you're trolling, there's nothing wrong with Pimmit Hills schools. Not one thing.

Also, with your budget you have options. I refuse to believe PH is your only one.

Our real estate agent poo-poohed it also, back in 2002. I'm so glad we didn't listen to her. In addition to being a great place to raise our family, the equity we have in this home is going to allow us to retire earlier.

We've lived in PH since 2010. The pace of transformation of the neighborhood has been nothing short of amazing. I'll give you a list of pros and cons.

Pros:

Location location location
Woodsy
Two big parks (Olney and Tysons Pimmit) and a handful of smaller ones, quite a few for such a small 'hood
Schools are good
Suburban walkability: sidewalks on most streets, can walk to metro from a few streets, both elementary schools, coffee shops, a handful of restaurants, library
Very laissez faire attitude, live and let live
Active listserve
Lots of families with young children. Neighborhood schools so most kids will go to the same school.
Lots of educated immigrant families

Cons:

Does not have uniformly manicured look
Schools will have some FARMs/ESL kids
Not fully rebuilt so will have older smaller houses with chainlink
Not a place for you if you prefer a waspy vibe

We love the neighborhood and are glad we took a chance ten+ years ago. Our equity skyrocketed. You do have lots of other options with your budget.

It's almost heaven, cheaper than nearby Mclean, tho not as tidy.

I wonder if it’s the same poster who starts all the Pimmit Hills threads. They appear like clockwork and elicit the same cut-and-paste responses from the usual boosters (and detractors).

In any event, it’s a bad idea to buy at the top of the market in any neighborhood, not just Pimmit Hills.

While the conveniences of Pimmit are amazing, there is constant tear down construction, and it is a bit fractionated, like there are the new build folks, then there are the original build families, and then the real long time Pimmiters. Plus, the neighborhood is split between 2 elementary schools.

As an original build family, I LOVE the new build folks. They are making my property values sky rocket. I always wave and smile and tell them how gorgeous their landscaping. I bring in their mail when they are on vacation and bring the best side dishes to bbqs. Seriously, new build families are making this neighborhood fantastic and I'm letting them know I appreciate that.

Also, long-time Pimmiters who are still here don't mind the new builds, either. Anyone who had a problem with them sold at least five years ago.

This sounds like marketing spam by builders trying to convince people the old-timers won’t give them side-eye if they buy a new McMansion in PH.

I started looking for a house back in 2019 and checked out PH. I wasn’t impressed and wanted to stick with Arlington. But a year later I drove by PH again and was amazed by the changes in such a short period of time. So I gave up on old and expensive houses in Arlington eventually. PH has a Wholefoofs, Trader Joe’s and restaurants right outside the community. And it’s super close to the McLean Boro flagship Wholefoods, Wegmans and two metro stations. I have compared PH vs Vienna for new build, and definitely prefer PH. I look forward to joining PH community this fall!
