Where are the “prettiest” areas to live in Arlington?

Yes, OP and everyone is aware of that: hence why her "prettiest" was in quotes. Prettiest in Arlington won't be pretty, but gets you decent schools and a good commute, and usually an ok yard.

The rest just seems like every cliche on HGTV. (And no, I couldn't afford it, but aside from the laundry room, I like my house better. Pretty sure the CEO of Nestle and I don't have a lot in common.)
