It's been on the market a long time considering how active the market is. I'm willing to bet it has some flaws that they cleverly cover up in the listing. Maybe one of the DCUM realtors can chime in with more info. |
38 days is red flag long for a $2M house? I had 2 thoughts about it: the lot is small for that size house, and for $2M, maybe buyers want brand new, not 2 yr old new? |

Unfortunately yes. That's the dark side of such a hot market. Houses sell faster and become stale faster. This is why initial pricing is so important to get right. Once you're stale and you get into the cycle of delisting/relisting you lose a lot of potential buyers who assume there are issues. At $3M+ you have more time. |
^ assume there are issues and to be fair, in a hot market with lower inventory like the current one, where you'll have a couple dozen serious qualified buyers take a look the first or second weekend, this long on the market usually is a sign of major issues. |

New houses in Arlington are usually the ugliest in the region. Cramming a 6000 SF house onto a tiny lot is usually a recipe for disaster and this house is no exception. |
