Where are the “prettiest” areas to live in Arlington?

This is not your price point but I think Fairlington is pretty. It’s well kept with mature trees and red brick buildings. I’ve lived in multiple places around Arlington and it was by far the prettiest.

Arlington is known for its convenience, not the ambiance. If you want pretty, you need to cross the river or go farther out.

I live in Arlington near EFC metro/right on the border of Falls Church City. It’s a mix of nicely maintained older homes and new construction. Lots of trees, close to W&OD, tons of parks. We’re really happy here and I think it’s a pretty area.

Unfortunately yes. That's the dark side of such a hot market. Houses sell faster and become stale faster. This is why initial pricing is so important to get right. Once you're stale and you get into the cycle of delisting/relisting you lose a lot of potential buyers who assume there are issues. At $3M+ you have more time.


I disagree. I see lots of stuff at 2m+ sitting— including really beautiful homes. I think the problem with this house is the ugly exterior and lack of yard

Sitting because they are priced too high. I don't say that sarcastically, what I mean is that you need maybe 2-3 dozen serious buyers to see your house before no offer means there is some fundamental issue (price, or another issue with the house). In a hot market, at $1m, you will get all 3 dozen people in the first weekend. At $2m you will get them by the second weekend, maybe the third if there's a funky holiday weekend involved. In a normal market, it may take a couple months for that many buyers to see it - hence it doesn't became stale as quickly, and both buyer and seller expectations are totally different.

It's been on the market a long time considering how active the market is. I'm willing to bet it has some flaws that they cleverly cover up in the listing. Maybe one of the DCUM realtors can chime in with more info.

Price reduced to $1.95M. What do you think ?

Bellevue Forest, Donaldson Run, country Club Hills and some of the neighborhoods between Westover and Harrison shops (just drive around there) - take Harrison Street.

I agree with Tara-leeway. I also like Ashton Heights and Arlington Heights.

As mentioned up thread, the latter are the Tara, Larchmont, and Wynnewoid neighborhoods.

Tara is pretty, Leeway Heights is not It is filled with mostly Broyhill colonials and many have been expanded and look okay. The streets are flat with few trees or topographic interest. Fortunately tear downs have begun in Leeway Heights, so it will eventually look passable but not pretty.

Arlington isn’t really pretty. It’s a suburb with a giant military base and giant cemetery thrown in it. Old Town Alexandria is far prettier and has a lot more charm.

Yes, OP and everyone is aware of that: hence why her "prettiest" was in quotes. Prettiest in Arlington won't be pretty, but gets you decent schools and a good commute, and usually an ok yard.
