NP. Real estate agents are overpaid. They do not add value except as hand holders. And the commission system does create incentives for them to sell at the highest possible price-- it creates an incentive to sell to the first buyer with a decent price. That's why agents their personal homes for more than their clients' homes. They are just middlemen that suck value from home owners who should just be dealing with each other.

The issues I mentioned upthread that are Redfin problems are not "clerical" issues - they dropped the ball so much that my clients could have walked the morning of settlement. I think not adequately protecting your client when you're the listing agent is a big deal, but maybe you don't. Go ahead and list with them, maybe you'll find out that the morning of settlement after lying about some things, that the house isn't settling because your discount agent didn't do their job. Ha ha ha. Oh wait, but you can't tell them off because they're out of town and not at your settlement!


Sure they could have, but they didn't b/c they wanted to buy a house, in particular, that house. So what did you add again?

I am the FSBO guy. Bought and sold many houses in this area, but I don't pretend I have superior marketing skills. The houses pretty much sell themselves where I live and sell, but OK, if it makes you feel better.

People hate RE agents because of people like you, who come to this site boasting about the enormous salary they are making but are unable to tell us exactly which can of top notch services they offer.

I guess I just feel that the realtor we met with will be more aggressive. But, we've never sold before, so maybe that doesn't matter? DH has pointed out that if we list with Redfin, the house could take an extra 2 months to sell and we'd still come out ahead. I'm just more risk-averse than DH generally, but he doesn't even see using Reffin as a risk and thinks I'm nuts.

WWYD? Is offering 2.5% to buyers agent a bad idea?

Its funny in this entire thread, I did not see one person reply to the notion having a realtor would impact the concern above. Whether you go with no realtor, redfin, or traditional, it will have absolutely no impact on what a home inspector will catch and after that its your responsibility to determine what you will cover and what you will not, exactly as your husband believes. If the buyer wants something fixed, they are not going to care who represents you. You have the right to say take it or leave it. Your agent would just relay your message and be a middleperson. Your agent would have no leverage in the situation and to think or say otherwise if laughable.
