Its funny in this entire thread, I did not see one person reply to the notion having a realtor would impact the concern above.  Whether you go with no realtor, redfin, or traditional, it will have absolutely no impact on what a home inspector will catch and after that its your responsibility to determine what you will cover and what you will not, exactly as your husband believes.  If the buyer wants something fixed, they are not going to care who represents you.  You have the right to say take it or leave it.  Your agent would just relay your message and be a middleperson.   Your agent would have no leverage in the situation and to think or say otherwise if laughable.[/quote]
