From Bloomingdale north though, she skips that intersection; it does have the best transit options, halfway between the red line and green/yellow. Petworth and Park View are both pretty suburban though. Mt. Pleasant is definitely the nicest, but it can seem pretty suburban as well. Still it's pretty and walk-friendly. Columbia Heights, Bloomingdale, Atlas/the Hill are far more urban. Columbia Heights probably has the most crime. Atlas will be even better once the streetcar line is running. Everything is a trade-off. |
OP, I live in the Atlas District (NE Cap Hill) and we didn't even consider CM. The commute is just not feasible. |
I'm the PP who said Mt. Pleasant is most like neighborhoods in Brooklyn and I still think it's your best bet. It's very Park Slope, including easy access to fantastic green space in Rock Creek Park.
But then I recalled that so many of my friends with kids live in Adams Morgan and Kalorama, which are also really great places to land if you're good with apartment or condo living. Out of curiosity, I did a search for rental properties, 2 BDRM for up to $3K on mrishomes.com for the neighborhoods Columbia Heights, Adams Morgan, Kalorama, Mount Pleasant and Petworth. Lots of great results are laid out on a map there, that gives you a very good reference for the area I think you want to look in. You can see Soldier's Home as a big green space on the eastern edge of the zone and National Zoo/Rock Creek Park as the boundary to the west, and you'll also get a feel for the housing stock in various areas. I'm a big fan of the older buildings in Kalorama. Keep in mind that the further west and south you go, the greater the amenities and walkability. Again, I'm in Petworth and the changes here just within the next 6 months are going to alter that walkability/amenities formula - we have a new grocery and lots of restaurants coming in near the Petworth Metro - but having lived in NYC for a while I think a Brooklyn family would be most happy in the area formed by Mt. Pleasant, Columbia Heights, Adams Morgan and Kalorama. |
I'm a Yu Ying parent who drives up N. Cap every day for drop off/pick up from Bloomingdale. YY is located on the eastside of N. Capitol on Taylor Rd. while the Old Soldiers Home complex is on the westside of N. Cap.
FYI, Taylor is one way going east so not accessible off of N. Cap. If I were you, I would find a place in Petworth within walking distance of the school. Due to construction of McMillan Park and watermain replacement and street closures that will be going on for the next few yrs, your life will be much easier if you live closer to the school. |
I'm the Brooklyn poster in the other thread who's moving from Clinton Hill to Shepherd Park and I agree with this. We need a neighborhood school however. But I saw some apartments in The Agonne, the Policy and the Fitzgerald that would work pretty well--if we didn't have to stress about schools. I also saw two rentals in Petworth that I think would be close to your charter. Close-ish, anyways. That area looks pretty nice, but maybe not as walkable-walkable as we're used to now. I feel very spoiled right now. |
Definitely painful. It takes us about 20 minutes to get from the Hill to Children's. And it's a hard 20 minutes. But to fully assess, OP would have to give her final destination. I'd be more willing to commute from the Hill if there wasn't an additional extended commute after drop off. I thought the U St. between 11 and 14 suggestion made a lot of sense if you are looking to balance true walkability and commute. |
CM and MV for that matter are leaving 16th street location. there is already a new school (DCI) plotted for that space that CM and MV occupied this year and they don't plan to co-share the space. so plan to be going to old soildiers home for CM. |
The above is good advice. I'm a PP who recommended Mt Pleasant. Mount Pleasant is a great neighborhood, and it's literally next door to CM now, and a straight shot up and down 16th if/when they move to soldier's. It offers the best commute to soldier's of all of these options, except Petworth, which would be better, and Columbia Heights, which might be slightly worse or the same, depending where exactly. Bloomingdale would be a worse commute and Capitol Hill would be terrible, in comparison to the more northwest neighborhoods. If you are renting for 3 years only, why compromise? Not trying to be mean, but for what it's worth a lot of people look to Petworth and Bloomingdale because they are priced out of Mount Pleasant row houses. Right now the same row house could be $900k in Mt P, 750k in Bloomingdale and 600k in Petworth. Columbia Heights was always cheaper too but it's caught up fast. But this doesn't concern you OP, so why not live in Mount Pleasant (or Adams Morgan or Kalorama, also expensive per square foot). Unless being next door to the school is important for you, in which case wait for the confirmation and go Petworth. No offense to the Park View poster but why on earth would someone with a $3k budget for 2 BR only staying 3 years live in Park View (FYI this is far-east Columbia Heights, east of Georgia Ave)? I can see the logic in buying a house there now, but I don't see why you would recommend it for this budget for a 3 year short term stay. There is still quite a bit of crime, not a lot of eating and shopping options, and the commute to CM will be bad. |
How is soldier's a straight shot up 16th from Mt Pleasant? Isn't Mt P southwest of soldier's? |
Frm Mt Pleasant, it is a bit north and pretty far east. It is not a straight shot--I would much rather be going from Petworth. |
Mt Pleasant is like Brooklyn? There is one small street in Mt Pleasant, with the same old restaurants (with the exception of the new thai place), hardly any interesting retail or places to browse, no street scene or artistic community at all.
Bloomingdale or 11th street in CH have more interesting restaurants, shops, and lots of people out on the street having dinner, coffee, etc. drive from bloomingdale would suck though |
Doesn't Park View actually abut the Soldier's Home on it's eastern border? She could walk from there. I'm not particularly recommending it, there doesn't seem to be anything in the way of restaurants, light shopping, metro, etc., but the one thing it is decidedly walkable for is the Solidier's Home. |
As someone who moved to DC from Brooklyn, I think you just have to release trying to replicate Brooklyn. DC is just a very different city and very different feel. We moved to Columbia Heights and did not think it was at all like our Brooklyn neighborhood (Fort Greene) and that was a disappointment, but we are here for the long haul so we had to get over it. If living near the school is a priority, then yu should look at Petworth - and Petworth is not going to feel any sketchier than Prospect Heights! Good luck with your transition. |
OP here, thanks all for your feedback. We will definitely look at Mt. pleasant and CH. Perhaps Bloomingdale too.
Quick question, how do you all apartment hunt? I've heard craigslist, trulia, and mrishomes listed in this thread. The latter two seem remarkably user friendly but both currently only show 1 apartment in Mt pleasant, so maybe there's not much stock there? Any other thoughts/suggestions once again appreciated, you guys have been the best! |
