Can someone explain why the seller is getting denigrated on here? Sounds like he priced it too low, then he raised the price? He’s not obligated to sell to anyone. And he can and should take his time. He’s offering a house, not a life-saving cancer drug.

- No I’m not the seller, just a lucky buyer who settled into their “forever” home in 2019 and doesn’t understand why everyone is so worked up!

The reason is because he priced it way too low on purpose and wasted peoples time when he wouldn’t accept offers even above his original price. He’s a realtor and he knows exactly what he is doing. Quite unprofessional…perhaps someone should report him for lack of ethics.

Look, I’m a Vienna resident and the absurdity of that price for a house with that square footage, in that location, and not being a ranch/split foyer/split level is obvious - which is why the OP started the thread. But people play that game in this market: price low and let it get bid up.

I think the reason the owner-agent is getting denigrated is that he wrote in the listing “I’m not kidding about the price! I swear - I’ll sell to a qualified buyer who makes an offer at this price.” Then, someone claimed to know of a buyer or to be working with a buyer who made an offer over list, was jerked around by the seller, the seller took it off market and relisted at $200k more. It’s the shenanigans that people are objecting to here.

Agree. Absolutely. He's getting roasted for the BS approach. Nobody had to sell anything, but be respectful of other people, a lot of people went to see the house ( read the thread, in overlapping appointments meant to increase anxiety in the buyers), put offers and believe that the offer had a chance, bc that was what the listing said. I live in the neighborhood, knew instantly it was a BS price and that he was likely going for 1.4. I didn't bother to see the house, I'm not in the market, so I can't tell you is worth the 1.4 without pics. He had to accept his gimmick didn't work and put a more reasonable price point. Again, given the behavior displayed by seller/agent i would not trust him to tell me the time right, and VA is a buyers beware state, so hopefully the buyer can pre inspect.

A friend of mine gave an offer for this one, he took his sweet time before responding. Then asked people to raise the downpayment to half a million. Buyers’ realtors couldnt reach him for the longest time, he was not answering calls. And in the first round, I believe he got offers around 1.4 already, so I have no idea what kinda game he is playing here. Of course he does not have to sell but he hasn’t been honest or communicative either.

Why would down payment matter? Afraid of appraisal gap? Even then, i see no reason whatsoever to care about down payment being 300 k or 500 k? Please enlighten me, how would benefit seller the amount of down payment? ( Assume lender feels confident with a 300 k down payment)

I’m not a realtor myself but I’ve seen multiple realtors say this agent/seller has a history of doing this in the past.
