This was posted on a Facebook group. Looks like the realtor underpriced the property too much and he isn’t getting a bidding war as he hoped. $100k over list is still under the tax assessed value.

Total outsider perspective, but the agent being the seller and then playing games, massively underpricing, not bothering with photos, etc., etc. make me think they aren't serious about selling. They just wanted to see what would happen. |

The seller basically marketed to the wrong buyer group being $200-300k under market. The buyers who would be in the market at the correct price either didn’t see it, assumed something major was wrong with the house, or didn’t want to deal with auction like shenanigans. |
This is what I'm assuming as well. This house is worth at least 1.5m even if everything was original from when it was built. I don't think the seller/agent is getting the kind of offers he was looking for. |

If this were the case they would just sell to the highest bidder. It’s like a seller trying to back out on a no reserve auction because they didn’t get their price they were looking for. |

I'm so glad we're out of the market, I got so sick of having my time wasted by "sellers" (aspiring auctioneers might be a better word) doing this desperate crap. Price the house at what you want to get for it. |
| Tom Wartha is the owner/agent. Quick Google search reveals that this pretty much how he does business - I wouldn’t want to involve myself in a legal transaction with him. |

The listing reads like a scummy used car salesman wrote it. Add in the shady pricing games and this guy should not be trusted. God I hate salespeople like this. |

Depends on how rational you can be. I sold the first house my spouse and I ever owned. I priced it right based on comps, staged it right, had one open house and we had four offers I think (this wasn't in NoVa or in a crazy market). We had only owned it for about 18 months. I was happy with the $3k profit |
