It's a 2004 Arts and Crafts house on a quiet-but-not-terribly-nice cul de sac in a leafy part of Bethesda (Whitman cluster). The sellers made a strategic error in pricing it too high initially at $1.595 million, and they have been chasing the market down ever since. They've been on the market over a month, and they're now asking $1.499 million. They paid $1.43 million for it in 2013. My sense -- and it may not be correct -- is that the market for a house like this (newish, but not a new build, nice but not outstanding) hasn't gotten any stronger over the last couple of years. And there are many more truly new builds out there (priced higher, of course) that will attract buyers with money to spend. What do you predict the final sale price will be? | I am in agreement with you. We have a 2005 newish build and feel the same about ours. It has held value, but will all the new builds, new styles and finishes, it would not command a higher price in my opinion. |

| Newish is hard because so many people in that price range must have new and there is a large supply of new. |
| I sort of think it will go for close to the adjusted price, and pretty quickly, unless there is some material problem with the lot that isn't apparent from the listing. I bet there is, it seems a little on the small side for that price point, and it probably is tight and chopped up upstairs, which is why no picture. So I've changed my mind. 1.39 |
| I say pretty close to to 1.45. We looked in the area and that to me would be a fair price if we were still in the market. |

This is kind of right but new builds are closer to 1.8-2.2 in that area. 1.5 is in line so figure it will be north of 1.45 looking at comps |
| There are a few houses in the 1.5 mil ball park in Mohican hills and I bet that one goes first. The others are on cut through roads |

Do you know the owners? Are they Texans? This house reminds me of every house built in TX in the past 10 years.

This is the OP. Nope, I don't know the owners. Even their neighbors may not know them well; they only bought the place two years ago.
Thanks for your thoughts, everyone. My guess -- and it's only a guess - is that the final sale price is between $1.45 and $1.475 m. A very good but not great house on a so-so lot in a great neighborhood. I think it would have sold quickly had they priced it properly from the start. |
| I have toured the house. It is really quite beautiful inside with nice finishes. It is different than some of the other larger homes in Glen Echo Heights and Mohican Hills in that it isn't cavernous with lots of dead space. Having said that, I agree. It started way too high. My guess is that it will go for 1.35 to 1.45. A beautiful neighborhood but there seems to be an abandoned small house next door that is practically falling over. Somewhat typical for the neighborhood--beautiful homes next to wrecks. |
