[MD] Bethesda - What will this Glen Echo Heights house ultimately sell for?

Anonymous
This house around the corner sold for $4 million in 2014.

There are several new builds in Glen Echo Heights, too, and they are far nicer than the house we've been talking about.

Like this one, asking price $2.145 million - https://www.redfin.com/MD/Bethesda/5302-Iroquois-Rd-20816/home/10647947

Totally different price ranges from the house for sale.

Right. It was just a response to the PP who (mistakenly) thought that the house that is the main subject of this thread was the nicest in the neighborhood. Not by a long shot.

Pictures do it no favors.

Nor do the yellow walls and heavy wood furniture.

It may be newish, but it feels 1990.

My personal opinion is that the abandoned mess next door is killing the sale. The problem with that neighborhood is that the many nice homes are sprinkled with junky messes in between.

Sellers pulled the house off the market over Christmas, then put it back on, re-setting the clock (i.e., making it appear to have just come on the market). No price drop though.

Doesn't seem very effective.

What does the backyard having going for it?

I agree the lot is really tight and weirdly spaced, but I would hardly call the house next door dilapidated or abandoned - it is small and not updated, but looks fine and there are two cars in he driveway.

People are really hard on that house but I would take it in a heart beat, most likely 800-900k it's self

The house next door is abandoned, which is about all you would get for $800-900k in that immediate neighborhood.

People keep saying the house next door is abandoned. Is it really? Or is it just old and dumpy, with people still living in it?

If it is abandoned, is the main concern that it's an eyesore? Or should one worry about rats, etc.?

The newer house that is the subject of the thread is a nice house. I don't know what the price should be, but it should sell.

Sorry, but anyone looking for a house in this price range probably is going to be turned off by a mess next door, lived in or not. The house for sale is beautiful but there are a lot of beautiful houses for sale.

They are going to have to lower the price if they expect this to move.
