<DC> Rowhouse Fixer Upper

Anonymous
We're considering an estate sale home (rowhouse) in NW. It would need a new kitchen, paint, central air, new bathroom, and we'd have to finish the attic. I can't find any recent info on how much each of these things would cost. Can anyone share their experience and costs?

Thanks!

OP here: Need to finish basement, not attic

You'll probably end up spending $200k and more if you do higher end furnishings. Estate sales may look like they're in fine shape, but you'll probably want to replace a bunch of things while you're at it, tear down some walls, refinish floors, etc.

$40k kitchen
$20k for two basic budget bathrooms
$4k to refinish existing wood floors or $15k to redo.
$7k for painting interior whole house.
$5k for new roof
$7k for various upgrades to utilities. More if everything needs replacing
$3k to upgrade the power
$5k for various electrical upgrades, recessed lights added, lights replaced, switches updated etc
$10k for moving some walls around, creating a new closet here and there stc
$40k for finishing the basement, no bathroom. Add $10k if you put in a bathroom. Add $5k if you plan to move any of the existing utilities down there. Add $100k if you need to "do" the basement- that is, digging down at all, moving pipes and beams, egress, walls, add electrical etc. in other words, if your basement is currently just over 6 feet tall, junky stairs, beams everywhere, dirt or cement floor, etc, then plan on $150k for this expense.
$15k for some other extras - built ins, or a sly light, or replacing some windows etc - stuff that as you're going along, you realize would be money well spent given how much the rest of the Reno costs.

These numbers look right to me with the kitchen being somewhat low. For high end I'd add another 15k at least.

$7,000 for painting the interior! We painted the walls and ceilings of our entire rowhome in 2010 before moving in (also before we had kids), and I had no idea we'd saved so much in the process.

The above prices are good. The basement is more like 70-80 if you want to make it a legal rental. Mostly because the code for fire is different than if it is not part of your house and you will probably need to move utility out of there and put in a new panel and add a full bath.
