Where to live? Walkable and red line (might be in search of a unicorn...)

Hi All-

I'm looking for a SFH in a neighborhood with some walkability (parks, grocery, maybe restaurant/retail, ideally metro's redline) and good schools. Max budget: 550k. I know, it's probably impossible. We have a kid, so would loved lots of kids in the neighborhood. We've looked in Takoma Park (and love it) but at our price point, I think we likely lose any real walkability. We can go small--have 1,000 sq ft now and could look in that range sq ft. Are there parts of SS that fit the bill? Other areas I'm missing? Thanks!

Look around the Forest Glen stop. I lived there for two years. You're not on top of SS but can be there in about a mile walk, and Snyder's is right there, as well as a bit of retail.

I don't think Forest Glen is really a walkable area, except to the metro. You could probably find a condo near the Silver Spring metro at that price.

Rosemary hills is about a mile to DT SS-- you might find something there for 550k (and the school pyramid is BCC).

You should look at brookland. You will be priced out of a lot of homes in brookland, but there may be a few fixer uppers on the smaller side that could work.

I know you said SFH but would you consider a condo?

Depends on how you define walkability. Different people have different distances. South Four Cornera would be a 15 minute walk to the four corners shopping center right near Blair HS and also 15 min walk to FG Metro.

In takoma you could find a small SFH if you accept to be on a busy street (piney, Philadelphia for ex) for 550K, and a 15 min walk to subway. They do come on the market, the inventory is just very low and you need to be patient

There are a lot SFH walkable to the Shady Grove metro that can be found for under 600K. Feed into RM. NOT King Farm. Older homes.

There are also some SFH you can find in that price range that are walkable to Twinbrook and Rockville and White Flint stations, but those neighborhoods feed into Wheaton HS. I'm not familiar with it.

The OP has metro and parks at the top of her walkability list. Forest Glen would hit both of those.

Check Takoma DC and the northern end of Brightwood.
