What data? Show me where $1M townhomes are selling in the Villages of Urbana or in Linganore. You can get a large new construction SFH there for under $800k, and there’s already data showing that when you take young renters out of Rockville’s equation, it IS more affluent than New Market.

My sister moved from Moco (Richard Montgomery cluster) to Landsdale and commuted into DC twice a week. She quit. It's just a terrible commute and not easy to get to 270 at all. She loves her new home and likes her neighbors but still complains about the school; and how it's not challenging enough; and yes, not diverse enough. Her kid's school (Linganore HS) has like 2% black kids. Now she's complaining and saying that she should've just stayed or moved to Clarksburg or Urbana for a newer home.”

I think you are missing the point about the comparison. Yes, Rockville has some expensive areas, but it also has more poorer areas than NM, as reflected in the FARMs rate in that cluster (25%) vs in NM (someone stated 8% or something similar).

As a PP mentioned, it's more expensive to live in MoCo than FC, so a person making $60K in Rockville is comparatively "poorer' than someone making $60K in FC.

Rockville is more expensive overall, but that's why there are more low income families in Rockville compared to NM.

Then there is the ESOL numbers in RM cluster compared to NM.

All of this plays into the GS ratings.

Im the PP you quoted. Although not mentioned as often as MoCo or HoCo schools, Frederick County schools are also very similar in quality and they do a very good job at serving their disadvantaged students. I don’t think negatively of them for being less affluent at all. But still, Rockville has a higher per capita income and is overall more white collar than Frederick.

Median HHI is greater in New market … housing cost does not work towards affluence it actually works against it because you have less $$$ for the extras in life.

OP, another vote for Howard County. You’ll get commutes under an hour for both of you. Columbia was basically created for couples like you and has a lot of amenities. Less than/right around a half hour to Rockville and then about 40 minutes to Frederick on weekends. Easy hops into Baltimore and DC as well. The 270 commute is truly brutal.

As you figure out mortgage options, if that appeals, remember that HoCo’s jumbo threshold is lower than that for MoCo and Frederick County.







I was also thinking of Columbia. But school ratings are lower. Atholton shows only 7, Oakdale 9 and Urbana 10
