| Unless L&T has some kind of injunction on development covering the whole former mall site, it seems to me that there's plenty of room for the Lerners to start development now. They could slate the L&T area for a later phase of the development, to be done when the lease is over. |
The lease isn’t up until 2042. They either need to figure out a way to incorporate it into the development or pay L&T whatever they’re asking to leave. |

The article quoted in 01/14/2020 17:56, about the original plan, says it would take more than 25 years to complete, even with Lord & Taylor and Bloomingdale's remaining. 2042 is 22 years from now. I'm not convinced that L&T has much to do with the lack of progress at the site. |
I agree, I think the Lerners are being stubborn but I can’t imagine what they’re waiting for. The Pike and Rose redevelopment has been very successful and new retailers have recently moved into Montrose Crossing. They’re twiddling their thumbs at the mall site and the other shopping centers are scoring good tenants. |
| There is supposed to be a lot of family fighting and the county was proposing it to Amazon. They'll do mixed use like Bethesda, Pike and Rose, downtown Rockville. Wish they wouldn't. Parking is a nightmare and I refuse to go. |

L&T is headed to liquidation, as soon as they open that is. If they're in bankruptcy then its a judge who gets to decide whats fair re their current lease at the site. I think its deliciously ironic what with nature and all taking over the site. County ought to declare it a wildlife sanctuary and ED the whole thing as a park. But they dont really have to.....the reality of economics will ensure that for another 10 years now anyway. |
That’s not how bankruptcy works. A company can use bankruptcy to get out of unprofitable leases. I judge isn’t going to decide L&T’s use of the space is “unfair” and force them to change. The objective is to maximize the assets of the debtor. Unless L&T is forgoing more lucrative options for IT - not the public at large - out of spite, people unhappy with the situation are unlikely to get relief from bankruptcy. |
| Hudson's Bay Company agreed to cover L&T store rents for three years when they sold L&T to Le Tote last year. And HBC has the right to recapture L&T store locations starting next year. So it's complicated. |

| With Friendship Heights retail collapsing and the White Flint Mall site now available because of Lord and Taylor’s bankruptcy they really need to move all those high end retailers from Friendship Heights to a mixed use town center in White Flint Mall and use all the freed up space in Friendship Heights for hip townhomes and condos next to the Metro. It’s a win-win for both locations. |
