Is this really Brookland? And even if it is, what’s walkable in this part of the neighborhood? Seems like looking at the Brookland v Hyattsville checklist you lose access to a lot of the amenities in this location, but maybe I’m missing something. We’re in a fixer way down across the tracks in Brookland/Edgewood and it’s hard to imagine the neighborhood stretching this far north.


This and the other house near S Dakota Ave are not actually in Brookland, and aren’t really walkable to a metro. But this area (Michigan Park and neighborhoods east of Ft. Totten) are more doable on the OP’s budget than actual Brookland, where $500-600 would get you a condo or a gut rehab.

pgcps operates 3 Montessori schools that you can lottery in at age 3.
They have several language immersion and many test in TAG/performing arts programs.

Be serious PP, the lottery for the free pre-k3 Montessori school is like 300 people long and they have 12 spots per year. There’s no comparison to universal pre-k3. Pre-k has like two openings. You were lucky, but your one data point does not refute the above comparison.

MARYLAND does not have universal PreK (yet, I think we will soon). And while I know there are a handful of states that offer universal PreK4, I am not aware of any other state that offers universal PreK 3.
So, clearly, there is no comparison to DC. Anywhere. You win this “competition” if that makes you happy. If that’s important to you, by all means, live in brookland.

My point - if you read my post- was to respond to PP’s misconception that there are no lottery or test in schools in PG generally. Another pp was similarly confused by the county’s website and also unaware that these schools exist.

I mentioned the Montessori programs but did not try to hide that there are only 3. They have expanded in recent years, a trend that I think will continue as the county population grows.

It was you DC boosters who run in here with your DATA and NUMBERS like I threatened your supremacy somehow by pointing out pp’s original inaccuracy.

I’m just trying to dispel the myth that there are NO viable options in PG. there are actually many. Just not specifically at PreK.

I'm the one with the numbers and I am a proud resident of PG. I don't want to recruit people with the idea that it is easy to get into Pre-K here. If free Pre-K is a priority, then DC is a better fit. I wouldn't make that my priority though. I say Hyattsville over Brookland because it has lower housing costs, better services and a great community feel.

Wow. And I'm probably your neighbor rather than a Brookland booster because I too, like the other PP, live in PG. I also have no desire to try to convince people to move here because of a rare chance of winning the lottery. There are lots of other reasons. I'd argue that Hyattsville has a really strong community for new parents. Almost all the people I know along the route 1 corridor have a refreshing lack of snark (or at least they do in person). The original poster said the Brooklyn wins for pre-K because anyone being honest would agree that's true.

I'd take Hyattsville any day over Brookland! I don't feel safe in Brookland, at all.

Hyattsville has some great places to eat in their downtown and decent neighborhoods within walking distance. You can also drive just up the road to the new Whole Foods and the new restaurants opening up in College Park.

Glad this is here. Thought about this today. Went to see the houses at chancellor row and they are almost exactly like the arts district townhouses in hyattsville (same builder) yet nearly double the price. Grappling with if it’s worth paying 800k for the same house that’s 500k just a few miles away. Even free pre-k doesn’t seem worth 300k. I understand the dc vs pg address but damn it if it isn’t expensive.

I think I really depends on if you work off the redline. We bought in Brentwood because we were in the same price range and got priced out of brookland, Edgewood and eckington. We were looking between here and fort totten and decided on Brentwood because it was a bit closer in and near ivy city etc. We don’t have kids yet but are definitely thinking forward to that and didn’t even consider PG for that reason. It really just depends on if your commute and if you are ready to move to the burbs! I think you probably can’t go wrong either way.

We work off the silver line. I’ve been looking at the price history of the hyattsville eya houses and theyve hovered around the 4-500k range for years. Do you think it’s possible for them to appreciate?

Those 3 blocks probably have more crime than PG county as a whole.

Reasons for young couples with babies or planning on kids in the near future choose Brentwood (DC) over PG County: Brentwood has high crime (as does Ivy City) but both areas are gentrifying quickly. Brentwood is a 15 min or less walk to the red line metro. This poster likely got a remodeled house for around $400K (could be $300K or less, depending on how ago she bought) and by the time her not-yet-born kids are ready for kindergarten, she will be ready to cash out her equity and move to the burbs for school if needed (or, the school landscape in DC may have changed for the better by that time).

I like the new townhomes in Hyattsville, but what metro can you walk to? It also surprises/worries me that they have not appreciated in the past 5 years. Home prices in Brentwood DC (which were much lower 5 years ago) have doubled in the past 5 years. Of course, DC's housing market could all come crashing down anytime, but people generally look to recent past performance to predict the near future. For a young buyer with risk tolerance, no need for public schools with high test scores yet, and who prioritizes a short commute and being near friends in the city, this makes total sense.

Why would it? Townhomes don't tend to appreciate like SFH. The price of SFH has increased dramatically in Hyattsville.
