[/quote] I hear this kind of thing all the time on here and it just blows my mind.[/quote] Reasons for young couples with babies or planning on kids in the near future choose Brentwood (DC) over PG County: Brentwood has high crime (as does Ivy City) but both areas are gentrifying quickly. Brentwood is a 15 min or less walk to the red line metro. This poster likely got a remodeled house for around $400K (could be $300K or less, depending on how ago she bought) and by the time her not-yet-born kids are ready for kindergarten, she will be ready to cash out her equity and move to the burbs for school if needed (or, the school landscape in DC may have changed for the better by that time). I like the new townhomes in Hyattsville, but what metro can you walk to? It also surprises/worries me that they have not appreciated in the past 5 years. Home prices in Brentwood DC (which were much lower 5 years ago) have doubled in the past 5 years. Of course, DC's housing market could all come crashing down anytime, but people generally look to recent past performance to predict the near future. For a young buyer with risk tolerance, no need for public schools with high test scores yet, and who prioritizes a short commute and being near friends in the city, this makes total sense. [/quote]
