When renting a beach house for your family or two families, what do you expect?

Every year in North Shores in Rehoboth, the pet friendly ones go first. I have to book latest by September to get a pet-friendly rental for the following year. Small, and I know most renters don't want pets, but a good steep pet deposit something most people are willing to pay to be able to bring their dogs

As a renter I stay away from pet friendly because I have allergies plus pets put more wear and tear on a palce

Ooh ooh, and I would pay extra for a place with room darkening curtains in each bedroom so my kids don't wake up at the butt crack of dawn from all the sunlight.

This is brilliant! My husband is very sensitive to light too. And the charging station is a great idea as well.

I can't stand it when a house smells musty, so somehow making it clear in the ad that the house is clean AND smells fresh would be great.

FWIW, if I saw an ad that indicates a fresh smell, I'd be afraid of glade plugins everywhere and other fake, nasty scents. I'd totally avoid because I'm allergic and they're toxic!

Agreed. I have two dogs, but don't travel with them. I tend to avoid "pet friendly" because to me, fairly or not, that reads more wear and tear and residual shedding on the furniture.

Good pillows on the beds. Please!

Location, a small yard if no pool, layout -- decent bedrooms at least 2 with king beds preferably, an open kitchen, good AC (we rented an $$ Rehoboth house last year and the AC kept breaking -- it was terrible), CLEAN, a deck or porch/grill.
We have a 4 & 2yo.

OP again. Thank you. Hadn't thought about replacing queen to add a second king, but will look into that.

From a renters perspective, can I ask if the blankets are ever cleaned? The rental we use has nice quilts in all the rooms (we rent sheets), and they always look clean, but I wonder. Do you keep extra quilts on hand in case something gets dirty?

A 'welcome to the beach' sign would be cute, ditto on the no shell mermaids!

Thank you. Yes, we keep extra blankets in a linen closet. We ask that people bring their own linens and towels.

OP here. I can't thank all the pps enough! U have been getting 5 star reviews on the house -- for the first time. Our guests are really pleased. Thanks so much for sharing all your great ideas!

OP, FWIW, a few people have mentioned light linens. When we rent a house, and there are light colored linens, they are usually ick. Go with navy. People can tell if they are clean, but it looks like hell if they are light colored.

Also, abut the pets - I would say no, if it were up to me. Too much wear and tear, as PPs stated.

How did it work out?

Thanks, pp - it worked out great. Just received my third consecutive five star review and am now seeing our house turn up as one of Rehoboth's "50 most popular" 4 BR rentals. I'm psyched!

Re the linens, I have somewhat light-ish in the master bedroom and one bedroom - but they are patterns with blue and green as well. Dark for kids room and bright multi-colored for downstairs master. These are just the bedspreads.

definitely king beds. it's surprisingly hard to find beach houses with king beds.

Clean.
Everything works, especially AC.
No bugs!
No critters like mice!
Not drafty.
I really like nice linens and towels. Too many owners cheap out here and they shouldn't.
Washer and dryer.
Cable tv.
I like ceiling fans too.
Kitchen supplies.
Good, easy parking.

But how do you prevent renters from stealing/swapping linens (usually towels)? I have friends with beach houses, and they say that people leave their crap towels, and take the nice towels, fairly often.

The last few condos that we've stayed in had a good beach cart. That was a nice plus.

Clean and not banged up. I also wont rent a beach house that is dark. Especially with wood paneling. I also wont rent a house that allows pets. Those homes are more likely to be banged up.
