With those as your back-ups, you'll need to go all the way to plan Z.

Gee, thanks for the good vibes! There's also DC Bilingual, Marie Reed, Stokes. Even being able to afford a private school (not without a good deal of effort), the options for bilingual education are limited.

I would not count on any of those either. I applied to all 3 and didn't come close to getting off any of the waitlist. (Was OOB for Marie Reed.) If you are not IB for a dual language school and you want to get in, the only one that I got off of was Bruce-Monroe, and I would recommend checking that out. Otherwise, I don't think there are any "safety" schools for dual language.

Not sure how you are looking, but there are plenty of nice townhouses under $1.5m in Woodley Park. Perhaps now the market is slow...just setup an alert via Redfin, or contact a local agent.

Yes, you can find a rowhouse in WP for about $1.1M and up. The lower the price (closer to $1.1M), the more work/renovating you'll have to do on it though. However, be forewarned that there isn't much inventory (even when the market is slow), and IB rowhouses move VERY fast (a week or less). It took us about 2 years to find a suitable house. If you want a detached house that's IB for Oyster, then yes, you will spend $2M and up. Good luck!

You are right that good inventory gets sold very quickly, and there's not that much to start with. OP, if you are going ahead with your plan, I suggest you monitor things closely to see what becomes available.
