I can't remember the name of the federal law off the top of my head but it's been forbidden since the early 1980s. Definitely covers spouses and parent-child, maybe even more remote like brother-sister. Obviously they can still foreclose if you stop paying but you can assume the loan as is. Definitely should transfer the house into the heirs names, nothing will happen with the mortgage.

omg! not true! Look, all this stuff varies state by state, you have to consult an attorney for a real answer, one that is licensed in the state where you your dh resides before death and or where he files a will. Don't act on the specific advice of anyone on this forum for something like this.
