My neighbor in Potomac works at Astra Zeneca and last kid graduated HS was going to sell home last fall and move to Gaithersburg to be closwer to work and he no longer need a W school.

In the end he bought another home in Potomac as he said I am not paying Potomac prices in Gaithersburg.

Here is a townhome in Gaithersburg for $1,150,000. With 13k taxes and $157 a month HOA. Great location but no land and attached.

I am one comparing 2017 prices and back then you got ALOT for your money in Gaithersburg. the last 9 years it has flipped.


Potomac is so intensely unwalkable. It would drive me insane.

I love being able to walk to 3 grocery stores, haircut places for the entire family, my dentist’s office, multiple locally owned restaurants, my kid’s dance studio, etc.

I love that we have a Christmas tree/menorah lighting right in our town square.

I love our summer festival, with food trucks and bands.

I love that we get thousands of kids for Halloween.

Reducing it to just “Potomac vs Gaithersburg” is really minimizing what Kentlands/Lakelands is. We’re basically a small town.


Except did you see the traffic today? When an accident happens like this morning (I work in NOVA) nearly everyone in Germantown and Gaithersburg who drives to work in DC or NOVA that extra drive is a killer. Pre 2020 that was a huger issue.

However, since 2020 more people are either remote or 2-3 days a week in office so it blew up out there.

However, MoCo has a way of PUNISHING high home prices. By 2030 you will see 15K-18K property tax in the Kentlands/Lakelands as rising assessments kick in. The new Crown HS and new retail is making it even more desirable. But that also brings higher prices and higher property taxes.

I like it there, just they will be a victim of their own success.

I did a Gaithersburg-NoVA commute for 8 years. It was terrible at times, but I survived.

Now I WFH but drive my kid to school in Potomac every morning. It’s 25-30 minutes each way.

Our house will be fully paid off when our kid goes to college in 9 years. We’ll sell and move out of this area. So I’m not too concerned.



For those of us who live inside the beltway, that commute and traffic way out there are insane. No thank you. I dread even going up one exit to run an errand off of Montrose! Our house is paid off too.


Today in morning Falls Road headed South past Bullis School all the eay down to Macarther blvd was packed all the way from Potomac Village to Bridge headed to NOVA . People from Gaithersburg/Germantown when beltway/270 back up goes down that short cut and that is long short cut at 10 mph.

I live in Potomac in Village and my coworker who lives in Germantown knew Potomac Pizza, Safeway, Giant, Five guys, Hunters Bar , Tally Ho, Starbucks and French Bakery in Potomac pretty well

I go how come he goes around once or twice a month when we were in person five days a week he get horrible trafffic to and front work and he cut though Potomac vilage and would stop to take a piss or get a bagel or coffee in morning or on way home take a piss or get some pizza or take out to bring home. Dude that is a sign Potomac is your max commuting point. Move closer to work.
Germantown/Gaithersburg to Capital One, Freddie Mac in NOVA will break you over time.

The Kentlands is an amazing neighborhood. In fact, I don’t think there is a better neighborhood in MoCo. So, this doesn’t surprise me at all.

It’s a nice home and I respect the Kentlands and the Lakelands. But for that money, go down to just west of 270 Potomac/Rockville, get a home that may just be a touch smaller (4K sq ft instead of 5k)… sucks to lose that space, but you get a W school and you’re a bit closer in.

Once you get into the W school, you complain because your DC didn't get into to Maryland. Meanwhile many kids from QO get into UMDCP.

Lakelands/Kentlands is a great place to raise kids. Nice housing that you can't get in Bethesda or Potomac without paying a significant amount. Not everyone works in DC, so this area is great option.

Other homes on the street have sold for about the same price. Some people like those narrow dead end streets far away from stores, churches, and schools.

You obviously don’t know this location. It’s walkable to downtown Kentlands and right by Lakelands Park Middle School and the neighborhood synagogue.

I like big lots and spread out houses so I wouldn't live in kentlands / Lakelands, but it is a nice neighborhood for people that are into walkable, being very close to neighbors, and having an HOA. It is the best neighborhood like that outside of the beltway in MD or VA. It's not for everybody though.
