We are planning to sell with a flat fee Realtor. They charge around $1000 and handle negotiations, provide the software to manage showings, send you a lockbox, etc. but do not do open houses or staging. We will still have to pay for the buyers agent, probably around 2%.

It shows up on MLS as though you're represented under their Realty group. We have wanted to sell ourselves but been reluctant to be the weird FSBO listing.

this is good. Let us know how it went. I wish more people do this and get most of their money back to themselves.

Don't go with the big name brokerages and the most prominent agents. A good place to look for agents is "sold" listings on Zillow/Redfin for your neighborhood. Look at the photos and listing quality generally, and call up the selling agents for the listings you like. Again, try for a small, independent brokerage that is unaffiliated with any of the big name brokerages.

Absolutely. We're going with Cottage Street Realty. There's another one called Flat Fee Susy. She charges a .25% commission on top of the flat fee, but Cottage Street only charges a flat fee.

And I will chime in later on how it goes for us!

This is great. I checked the sites and I don't see her services any different or less than the others. I had worse experience with agents and none of them deserve 6% commission, lol
