Everyone is racist who doesn’t love SS dude. How do you explain this? Why are renovated Victorians selling for more money per square foot in Hyattsville than in Woodside? This is $975,000 for a 4 br, 2,700 sq ft Victorian.
https://www.redfin.com/MD/Hyattsville/5101-42nd-Ave-20781/home/10949815 $947,000 for another 4 br, 2,600 sq ft Victorian in Hyattsville. https://www.redfin.com/MD/Hyattsville/4101-Farragut-St-20781/home/10946110 Is there anyone who thinks Hyattsville is less diverse than SS or was as desirable as SS in the 1980s and 1990s? Don’t think so. Silver Spring has gone so far downhill in the past 30-40 years that Hyattsville is more desirable and has more economic growth and investment. |
Um as a Hyattsville resident please don’t bring us into this and we are not mad at anyone lol. All the neighborhoods are pretty. |
| Nova dude, why are you so obsessed with silver spring? Why can’t you just be happy with where you live? There are probably at least a dozen threads about silver spring that you’ve derailed. It’s truly not healthy. |

And what your saying about Woodside being less desirable than Hyattsville is not true. The reality is, prices in Woodside aren't so much lower than outer w school districts once schools are taken into account. And appreciation hasn't been as good as Nova but has been in line with moco in the past 10 years.
For instance, this modest ranch house was 704k ten years ago and just went for nearly 1.1m https://www.zillow.com/homedetails/9109-Fairview-Rd-Silver-Spring-MD-20910/37319199_zpid/ Another decent sized ranch went for 1.1 https://www.zillow.com/homedetails/1318-Midwood-Pl-Silver-Spring-MD-20910/37318517_zpid/ This small cape cod went for 875k https://www.zillow.com/homedetails/1902-Rookwood-Rd-Silver-Spring-MD-20910/37281760_zpid/ and this colonial went for 1.1m https://www.zillow.com/homedetails/1512-Live-Oak-Dr-Silver-Spring-MD-20910/37318315_zpid/ It's true that prices around Woodside are much lower than Nova, but doesn't seem to be true that they are much lower than Kensington, North Bethesda or Outer Potomac once schools were taken account. Plenty of modest houses in those areas still go for under a million. |

This smallish 3 bedroom American house went for 1.05 m

Not only is appreciation not as high as NoVa it is not as high as PG County and DC as well. This is not a MD vs VA thing, it is a MoCo’s Council sucks and is terrible at attracting development and investment thing, even relative to PG County. Mt Rainer and College Park are much more desirable than they were 20-30 years ago. You can’t say the same thing about Silver Spring or a lot of places in MoCo. That’s a problem. And OP this downward trajectory relative to the rest of the area into account if they’re going to be spending close to a million dollars on a home. |
Why would you take 270 there? |
| I dont understand calling Woodside a dump when its not a bad area by any stretch. Yes Georgia ave sucks but the neighborhoods are solidly affluent and mostly white. Your acting like its a ghetto when its filled with high income families who makes 250k a year. |
We don't want our kids going to school with fascists. |
|
This thread is getting bizarre, but I will just add that Woodside/North Woodside are part of the great school boundary re-setting happening right now, and there's very little clarity on what high school we will be zoned for when it all shakes out. At one point most of our options led to B-CC, now it looks like maybe Northwood, but who knows!
In any event the neighborhood has a good elementary school, nice families, easy commuting to the Eastern side of the red line/DC. DTSS is not Bethesda, but you can easily drive over there if you want Levain or whatever. |
$250k is middle class in the DMV, but you are only looking at a lower class area, so you think people making $250k a year are affluent. They are not if they tried to live in a nicer area. |
Because it’s right off 270? |
LMAO at 250k being high income in this area. |
$250k would be lower middle class at best in an more desirable areas like McLean, Bethesda, or Falls Church City and a lot of the DMV. Two Grade 10 GS-13s make almost $300,000 a year and no one thinks a family of two non managerial Feds is high income. $250,000 HHI will barely get you a $650,000 home at these interest rates today and at those prices you are looking at townhomes in good school districts. Hardly what I’d call high income. OP was asking for advice about where to live. If OP cares about schools, her property appreciating, or getting new and better amenities by their house there are a lot of neighborhoods in the DMV that have much brighter futures. If you have some insider knowledge about plans to revitalize the SS to Wheaton corridor on Georgia Ave please us know, but there’s nothing promising on the horizon. |
The area median income for a family of 4 in the DMV is around $150k. $250k is well above that. People who think $250k is "lower middle class" are trolls or wildly out of touch. |
