If you want Marlyand and want inexpensive, look around College Park, like Hyattsville. I can't say why, but I'm not a fan of Silver Spring. For a less political experience, go to the VA side. Arlington just has tons of neighborhoods you could try out. I wouldn't listen to the Capitol Hill posters either. At $200,000 HHI, I don't think you should pay DC-level private school tuition. And Cap Hill schools are not going to cut it for you. Arlington Co. schools have come a long long way. In short, Arlington County would be your best bet.

NP-- the concept that Cap Hill schools "are not going to cut it" is ridiculous. I live in the Eastern Market area of Capitol Hill and the kids that grew up attending public schools have gone on to highly ranked schools, including Dartmouth, Yale, MIT, UCLA, etc. This includes my own kids. And they loved growing up on the Hill.

That said, I also second the recommendation for Takoma Park. It's very much a "two cats in the yard" kind of vibe.

What do you mean by that? Serious question. We have 2 cats in our yard and I love Takoma Park but I don't get the comparison

I think Falls Church Fairfax County but close to Falls Church City (send kid to St James), might work. Or Oakton, driving 10 min to Vienna or Old Town Fairfax for the small-town cuteness—metro is also right there. Or a Reston townhouse connected to the walking trails (Reston to Metro Center is 40 minutes by Metro). But since OP has only mentioned the 200k salary, I filled in the rest - my guess as to your budget, assuming you want a townhouse or SFH, etc

+1. OP can’t afford DC on that income or close in burbs. Private schools here are 50k plus OP. Parochial schools re cheaper in the 20’s but with just 200k HHI, you can’t afford either.

How are these going to happen with $200K HHI?

I would just rent first if you aren’t certain of long term. I would try Kensington if you are on the red line.

With that income, look at West Virginia.

Rockville, Gaithersburg will be 1 hour or less via metro to downtown. Admittedly, gsithetsbis at the hour mark depending on where you work downtown. Rockville is good as you have the choice of several metro stops-depending on which side of Rockville you are in. Potomac could work, but only certain parts will be in your budget.

Near Twinbrook metro - decent schools, under an hour metro commute and affordable with $200K HHI.

Similar with a lot of Silver Spring neighborhoods - Four Corners, Forest Glen, a few of the areas due east of DTTS… also Wheaton/Glenmont which are a bit cheaper but also a bit rougher around the edges depending on where. Woodside, Woodside Park, Takoma Park - mostly out of your price range.

Much further out than those areas - you sacrifice commute for bigger/newer housing. My wife and I are around $250K HHI and closed on a place in Forest Glen last fall although we could’ve gotten a larger/newer house in some further out Silver Spring area like say Colesville, or Gaithersburg.

Town of Kensington, there is a train station that is walkable from the neighborhood, a farmers market on Saturday and it’s super boring at night!
