I call BS, a decade ago 1.5 would have bought the most elite house in the entire Blair zone. There might have been only half a dozen sales in at that level in the history of the zip codes up until very recently.


PP didn't say they maxed out their budget. The most desirable parts of TP have been expensive for a long time. We looked there for a while 10+ years ago and finally gave up, since we couldn't afford what we wanted there. We're very happy in-bounds for OTES, but yeah. Plenty of $1M homes in TP, and have been for a while.

You are correct. 1.5M was our budget but we ended up only finding our dream home for a bit less. Today $1.5M isn't uncommon but I've also seen homes go for as low as 800k further from the metro, and overall still a value for the region. There are other close-in neighborhoods in Bethesda or Chey Chase though where the same home would cost 2X.

I'd keep an eye out for SIlver Spring outside the beltway- e.g., neighborhoods that feed to Flora Singer, Oakland Terrace, Forest Knolls, Rock View, Sligo Creek. Prices are going up there too but you can still find options in that price range.


Agreed, although OP is going to have a hard time with homes zoned for OTES. Prices really went up after the immersion program was implemented, and it would be tough to find something at that price point that's comfortable for a family of five. We also have three kids and were lucky to buy pre-immersion.

OP, we have a lot of friends with kids at Rock View and Flora Singer, and all seem really happy with the schools. Singer is close to the Forest Glen metro, so that may be a better option than Rock View.


It is getting harder to find a single family home under 600K in Forest Glen (Singer area).



It is, but not impossible. I know someone who bought a house for ~550k a few months ago and are zoned for singer. The house needs some updating but is not a gut job by any means.

I’d look in Forest Glen. We used to live there (pre-kids), and my kid now goes to Einstein with friends from that neighborhood. It’s a nice area, nothing fancy, but I’ve heard really good things about Flora Singer.

Unless you’re in a magnet program, middle schools are all pretty much a wash (academically, at least), but Sligo seems to be solid. We’ve found Einstein to be great, and there are plenty of STEM options in the other DCC HS. You’d be close enough to Wheaton that a bus ride wouldn’t be too bad.

Yes, and the PP had said their budget was $1.5M. Their point wasn't that they maxed it out but could've opted to live anywhere in the county at that time.

Also, *many* people think of TP as “the special houses in the historic parts.” That’s what makes it so great, right, you get an incredible house in a walkable, diverse, down to earth community. Most people aren’t clamoring to live just off New Hampshire.

Part of the reason the OP is BS is who claims a higher budget from a decade ago at a price point no where near where the purchased? I totally could have spent 4mil but I settled at 750k Most likely the poster is BS or even after a decade they’re still massively insecure living on the cheaper side of town despite cries to the contrary so they want everyone to know how noble they are for taking the discount. If they were insecure they would have spent the additional money and not lived there so I’m pretty certain it’s BS. Notice how quickly they back tracked and modified their story when called out, but some of you want to believe sooooo bad.

I agree the 1.5 poster’s story doesn’t ring true. Anyone who fell for an area a decade ago would leave it at that, trying to convince anonymous posters that they didn’t chose it because of economic realities a decade later would be even sadder than just a simple troll or up seller. Viers Mill ---> Argyle/Parkland/Loiederman ---> DCC (Wheaton is the home school). VM is small, has small class sizes, great administration, long-time teachers, wonderful community. Randolph Hills is a fantastic neighborhood where you can get under $600 if you're lucky. Some "luxury townhomes" have recently been built that feed there, for $750+.

Makes sense to me. I also bought my place in that area in the low 7-figure range around that time too and one of my neighbors who bought their place 5 years earlier paid even more. This information is in the public record and easily found through sites like Redfin so not exactly a state secret.

I don't think so. We bought in 16 years ago. Agree w/ the previous PP. Great choice for us. Also, she didn't say she spent 1.5mil on a house here, just that she had it in the budget. We didn't have that level of budget, but it's all good.
