+1 it reminds me of the cheap group houses of the 90s. I like the bones of this house and the end location, but the renovation was done really cheaply and ripped out any charm. It would be incredibly expensive to add another bathroom at the front on the second floor bc there’s not a plumbing stack there. The sewer line alone would be exorbitant. You could rework the floorplan and get a second bath in the rear but it wouldn’t leave a nice sized primary bedroom anywhere.

Our row home has so much more character--like the dentil molding and crown ceilings and the original wide plank floors. It is also an end unit but the end is next to a beautiful church with stained glass windows--not an ugly old alley. And the back courtyard isn't a view of power lines and ugly--it's lush and trees.

This one is so generic to me.

Could you elaborate on what you mean by no plumbing stack? That there's no existing plumbing in the front on the second floor? I'd like to watch out for this issue in other houses we're looking at.

Who had $1.9m?

Personally that's lower than I thought - guessing the no-master-bathroom situation was a dealbreaker for some folks

Did anyone see the house in Woodley Park down the street? https://www.redfin.com/DC/Washington/2914-29th-St-NW-20008/home/9986203 I wonder if this sale at "only" $1.9 million causes issues for this other one. The one on the market now appears to be a little smaller and not in as good of shape.

Ouch… the $1.9m sales price might hurt this one a bit in terms of comps. But won’t matter to a cash buyer

I know this one is technically 5 br, but 2 are weird. The living layout stinks and the kitchen needs an 80k reno. Overpriced, but I'm sure the market will prove me wrong. It's got no curb appeal, no good outside space, and the garages in the homes around here are generally too small to even use unless you drive a compact car.

I saw 2914 29th. Sadly it requires too much renovation for our budget. It requires a great deal of work ranging from replacing windows, re-doing kitchen, all the bathrooms, basement, etc. But it is a beautiful old wide house and someone will come along and make it the fabulous place it could be.

But sooooo much work.

It does need a full renovation, but I disagree about curb appeal (the street in particular is beautiful and I like the bay window).

I love the curb appeal. And the street.

If that house was in better shape, it would be a no-brainer for me.
