Any ideas? Something good and no too expensive...

Home depot/Target/Homegoods, etc. gift card. Attach it to a bottle of champagne or something if you want to give "something" besides a gift card.

Home Depot or lowes or target gift card. See what's close by. A bottle of wine is nice too

I really like it when neighbors put their email/phone number in the card (in case we have an emergency or they do when they're not home). Something else nice might be to write any neighborhood tips you have ("we have a big block party first week of June, hope to see you there!").

Flowers in a vase or an easy care potted plant.

Or go creative with a basket of crap you wish you'd had while settling into a new house.

If there's a housewarming party, I usually get some sort of nice serving dish or bowl and then put something in that could be shared or saved for the hostess. For example, I'll get a serving dish and make a batch of cookies or brownies. Or a bowl and make a fruit salad. Then the hostess can choose to put it out for the party or stash it away for later.

The last party I went to, the host had some houseguests for the weekend, so I got a dish and made cinnamon rolls. He saved it for breakfast the next morning and it was well appreciated.

I forgot to add that with a BBB coupon or other coupon, I usually spend about $20 for the dish. I usually don't have to spend a lot on the food to fill the dish/bowl (I always have the ingredients for a batch of cookies or brownies or just have to buy a little for some other contribution).

My favorite that I got was a hosta plant to put in the yard. it reminds me of the friend who gave it to me when it comes back up each spring. But plants are not for everyone.

Someone gave us a great book about home repair and a tool box (as former apartment dwellers, we didn't have either of these). They ended up being very useful gifts. I tend to kill plants, so I prefer something longer lasting but really it's the thought that counts. We just thought it was lovely that anyone gave us a housewarming present.
