WTF... The Planning Board recommends creating a new type of Minor Subdivision to allow for the subdivision of existing platted lots for duplex and multiplex building types under the standard method (small scale) of development, and a new Administrative Subdivision for creating lots for 19 or fewer dwelling units as either standard method (small scale) or smaller AHOM developments (medium scale)...This is absurd. They are recommending a development loophole that will allow by right subdivisions with less than 20 unit developments. |
It actually will cover the Agricultural and rural residential area too. They a proposing a change the the zoning text that will allow quadplexes in in all of these areas was well. It is actually an 4x minimum upzoning change for the entire county!! This is a total handout to developers and without any concern for school capacity or the environment. |
Attracting more lower income residents through these proposed changes is not fiscally neutral. They are net tax losses to the County. They will not pay enough in taxes of any kind to offset the services being provided them. Simple fact. |
Well I think that we already know what the YImBYs think of people that oppose this plan, but they normally try to hide it. However, I pulled these fascinating quotes from some prolific posters over on YIMBY MoCo:
“Property values will be fine. It would be fine if they went down some” “These new homes are really expensive, but ones that exist are even more expensive because sure they are sitting on more land, so obviously we’ve made the neighborhood cost less by building denser housing and we haven’t even started talking about about the new supply’s effect on the prices of existing home prices yet.” Always remember, part of their plan is bringing down your property value. |
The TE agents will love it, too. There is a certain real estate agency owner that sells a lot of houses in Silver Spring that is a very vocal YIMBY supporter. I would never give her or any of her agents my business. She publicly talks about it but I don’t know the rules here about naming people. |

WTF do they mean by housing that "adds value" to neighborhoods. How will they do that by adding traffic congestion, overflow parking into the street, increasing water runoff. Also apparently increasing the density of neighborhood by 2-4x will have a "de minimus" impact on school overcrowding. |
They are also trying to set this as a homeownership opportunity, when they will be mostly rentals. |
Maryland HOA laws will make it almost impossible that these will be anything but rentals. |

They also were very condescending to resident concerns by referring to them as "misconceptions". Many residents disagree with this proposal and think it goes too far. They don't misunderstand it, they just think it is a bad policy decision. |
