| I kept hearing it was a hot market and our house would be snatched up. We're in a decent neighborhood, walk to Metro, house is very small but in good shape. We've been on the market over a month now. We get a few showings a week, on average. All surveys after the showing are positive, including on price. Yet, we're not getting offers. Anyone else in a similar boat? I'm panicking because we've already bought our next house. |
| This has been talked to death in another thread. Are you close in, in a desirable market, with god schools. You need a hook. Either classic appeal like Old Town, great schools commute and walk ability of Arlington, the cache of a neighbors in the city itself, or the exclusivity of Bethesda. If you are just a nice home in a decent neighborhood like Alexandria FFX, your target demographic is falling behind economically. No increase in wages, rising insurance costs, etc. A Dickinsonian economy, a tale of two cities. Which city are you in??? |
| You need to reduce the price |
| It's your price. Have you checked out the comps? |
| I would review the comps with your relator - chances are you're overpriced for the area (even if its by a few thousand). |
| Price is in line with comps, and we keep hearing from those who come for showings that we're priced right. We're in close-in Silver Spring 20910. |
ohhhhh, I was thinking you were in arlington, bethesda or mclean etc.. Yes that area tends to take longer to sell I would be worried after month 2. |
|
A lot of inventory in that area, you need to price low for it to move

I've been in the same boat, OP. Found a house I liked, put in an offer that was accepted, and then immediately put my townhouse on the market. I had an offer within a week, but that one fell through. Got a second offer, but the buyers aren't easy to deal with. I'm not confident that we will make it to closing, which is supposed to happen in a couple of weeks.
If you love the house you're planning to buy and don't want to lose your deposit, consider borrowing from your retirement accounts and replacing the money after your house sells. Good luck! |
| this sounds like exactly what i'm looking for- close in 20910---any chance you can link to the listing? |
You are sadly in the wrong city... |
| Silver Spring started it's slow painful death about 3 months ago. |
*its Are you the Olney booster? |
No. I live downtown actually. But been watching SS for a while. Thanks for your condescending correction of a misplaced apostrophe. Loser.

based on the list that the PP posted...
is this it? I don't know why it's sitting - I'll buy right now and I'm not even looking. so cute! is the street busy? http://www.redfin.com/MD/Silver-Spring/815-Philadelphia-Ave-20910/home/10953281 how far from the metro? maybe clutter and lighten things up a bit? looks cramped and dark in the photos. http://www.redfin.com/MD/Silver-Spring/8412-Queen-Annes-Dr-20910/home/10963786 comes across as a bit outdated - kitchen, rugs, etc. I'd maybe paint the exterior all one color to make it more cohesive. http://www.redfin.com/MD/Silver-Spring/917-Dale-Dr-20910/home/11078565 I don't care for the exterior, but the interior looks nicely updated. http://www.redfin.com/MD/Silver-Spring/2100-Osborn-Dr-20910/home/10949427 Not sure there's much to do with any of these at this point aside from lowering the price. Hope it sells soon, OP! |
