I'm not sure about this "death" thing, but a quick scan of 20910 shows that the nice homes that sold in the past three months were generally on the market less than 2 weeks before an offer was made.

I'm not trying to sell, but I've noticed the homes which have gone on the market in the last 45 days in my neighborhood are sitting. Earlier in the spring they were selling as fast as they were listed. Not sure what's stopped the buyers. Maybe it will pick up again this month since school is ending and folks will want to move before school starts.

| OP, did you declutter, paint on neutrals or even consider hiring a stager? Those things really help the house show best. |

I've seen this on a few threads now, and while I hate to be the nitpicker, the correct descriptor is "Dickensian." As in Charles Dickens. Dickens/Dickensian. Not Dickinsonian. Just FYI. Otherwise, I agree. People are falling behind while everything gets more expensive, and your price needs to go down. |

But seriously, maybe it is time for a reality check. Go back to the sold prices 6 months ago and compare your current listing price. Is it *way* higher than comps from 6 months back? There does seem to have been a real price bump in the early spring which has inspired a lot of folks to list their homes recently - thus the jump in inventory. Some folks will likely pull their home off the market, some will drop their asking prices a bit, others will stay the course and see what offers come their way. Some might even sell at or above asking.We'll see. |

| We're in the same boat - our house has been on the market for 3 weeks. It's shocking to me considering the updates we have and all of the positive feedback we've been getting from agents and potential buyers. Everyone told us our house would "fly off of the market." That hasn't exactly happened. We had a broker open where 20 brokers showed up. The feedback from that open was that the price was reasonable, so we went with it. Every single agent tells our agent that the home shows well and we've heard comments such as "beautiful decorated" and "nicely done." It's so frustrating and incredibly difficult to keep our house clean with small children. |

I live in DTSS and I see a lot of homes going superfast Under Contract (like 1-2 days) so I can't agree it's dying. There are a few out there sitting. Which one are you, OP? Are you the one on Dartmouth? I'm not sure why that one is sitting; perhaps because it is vacant?
A lot of the links posted are not actually in DTSS. 20910 has a lot more than DTSS/close to Metro homes. |
