I think they are AWFUL. Yet, I was surprised to see a listing of an otherwise VERY nice house, great location, good price with a metal roof (whole house). And on the listing it is mentioned like if it is supposed to be a good thing "over 30k in metal roof" (or something along those lines).
So, is it actually something people look for? Also, if we were to buy a house like this and want to change to "regular" roof, are we looking at something 30k+? |
| Metal roofs are indestructible and some people like the way they look. If you want to replace with asphalt shingles, probably more like 10,000 to 15,000 depending on size of roof. If you want to replace with slate, probably $50,000 plus. |

I would love a metal roof but a) it's not worth it in our crappy little townhouse b) HOA forbids it and c) I couldn't afford it anyway. I dimly remember reading that they're far more environmentally friendly and way longer lasting. They can be very well insulated so they aren't loud.
The only ones I have seen and hated are the bright red ones; there are a few in the area and they reflect so much red light back onto the house it looks like it's bleeding. |
| I had a metal roof on my 1900 row house. I am not sure if it was orginal - but I was told they last forever. Loved it! |

| A metal roof can last over 100 years. The house I grew up in was built in the 1890's. The roof has never been replaced in all those years. |
