Why is that house priced at only $775,000 and not selling? It looks like a much more expensive property. Is it on a busy street?

You have to paint a metal roof every 8-10 years, it's not maintenance free.

I love the responses from the roofing experts here saying that slate and metal are terrible and metal needs to be repainted.

You need to paint tin roofs, but not steel or aluminum.

Or copper or zinc, if you are really into spending big money on your roof.

No, the street is very nice. The house is gorgeous IMHO, but it is old. I can foresee lots if expensive repairs/maintenance/upgrades. The property itself is also very nice - not huge but not tiny either - just perfect.

I think the fact that it is old is intimidating for potential buyers like me.

The kitchen layout is very odd with the stove placed against drywall next to the fridge. this house is pretty small because there is no usable basement.

Love metal roofs. They last a long time, rarely leak if constructed properly, and they keep your house cooler than other materials. They are popular in the west/southwest because of how they reflect (not absorb) heat.
