I'm interested in what people think the pros and cons of these houses are, particularly regarding things that someone (me) with a similar home should keep in mind when getting the house ready to sell. Thanks!

| The Delafield house is overpriced by about 50K. The house is small and the renovation is not new. The Eastern Avenue house is overpriced by 140K at least. |

Pros:
you are in the district (although some might say this is a con) you can drive to lots of stuff in 15 min at non-rush hour times commute downtown would be worse if you were farther out neighborhood is safe and stable Cons: you are not close to metro you cannot walk to shops/food you don't have the hustle and bustle/walkability of some urban neighborhoods (some might consider this a pro) the public schools are not very desirable |
None of those pros are actually pros. From my virginia suburb, I could drive 15-20 minutes during non-rush hour, my commute downtown is 30 minutes on working days during rush hour. Honestly, if you don't have walkability and your not close to the metro, what is the draw of these places that are way overpriced for what they are? I might offer way less than asking price for these and see what you can get. Particularly that Eastern one. It has NO business being that expensive! |

OP here. Any thoughts on staging, paint colors, and other easy fixes that would make homes like these (my house is most similar to the ones on Delafield and Crittenden) attractive to potential buyers?
We currently have beat-up closet doors, but they're a non-standard size that would be hard to replace. Do people notice this? The rest of the house is in pretty good shape. Any thoughts on making an ugly original bathroom less ugly without spending much $? |
keep rooms clutter free and bright. Don't focus too much on the doors in pictures. But really... price it right, and your house will sell. The major problems with these is that they don't seem to know how to price their houses. |
Where in NOVA is your commute downtown door to door 30 minutes during rush hour? Unless you live right on top of a metro station, I find this hard to believe. I lived in N. Arlington for a while, and it took me 30 minutes door to door to get to Gallery Place for work only because my dad picked me up at my house and dropped me off at work, and we left my house at 7:30am or earlier. If we'd have left 30 min later, it would have taken longer. If you live right on top of a metro station in NOVA, yeah, you've probably got a sweet commute. But you couldn't buy a three bedroom rowhouse or SHF there for $400K, either, so comparing that to Michigan Park is not really apples to apples. |
