Which is worse? No garage or busy road

Trying to make the best of our limited inventory options.

House 1 is nice but no garage and no possibility of building one
House 2 has garage, very nice but on a very busy road.

House 2 more expensive than house 1 but not too much. Both are a million plus.

Which one. Please dont say neither. We are up against a deadline

You don't need a garage in this climate but a busy road is horrible so 2 is much worse.

I wouldn't think twice about not having a garage -- every where I've lived has plenty of street parking -- but living on a busy road would be a deal breaker.

Busy road is not a big deal. If you live in the city, it's white noise. If the noise bothers you, don't buy the house. If you can get a nicer house because of the "busy street" discount and the noise level is fine to you and your family, go for it, just know it limits the upside when you sell. No garage is tough for resale. Very nice house by us with no garage has been sitting for two months, houses on busy roads still sell. Way too many absolutists on this board.

Definitely get the garage. Is the busy road at the front or the back? The noise is not bad. Like another poster said, it's just white noise. It's not dissimilar to the ocean.

In lower MoCo, a garage is a rarity. I would be grateful for a driveway. Existing garages fit a model T or some of your stuff. A busy road is much more of a minus.

Busy road is WAY WORSE. You can't move your house, but you can improve it (add a garage or a shed.) Busy road is a dealbreaker for me.

Agree. Busy road isn't a big deal at all, unless it's like an Internstate or constantly congested at all hours.

A rarity?? Not in the lower MoCo I've known my entire life. No garage, no interest from us.

My only question in this scenario, OP, is how busy? Would you have to back out of that garage into the busy street? Or is there a turn-around, too?

That's what I want to know, too. Is your driveway right off the busy road? Or is your home a street or two over from the busy road?

The home I'm buying is a street over from a relatively busy road. It doesn't bother me at all. However, I wouldn't want my driveway to exit onto a busy road.
