We are looking at moving up to a bigger house and are having a hard time finding a neighborhood to target. Our current neighborhood is VERY social and that is really important to us- lots of neighborhood get togethers, kids playing in the street, etc. We are looking at houses in the 1.2 to 1.6M range. We'd like at least a little land- half acre min. and the elementary schools should be an Ffx AAP center school as our older kids are in AAP and we don't want to manage multiple schools for the younger ones. We both work. We work off of the toll road west of Reston so we don't need to be near DC. Summer swim team a bonus.
Does anyone live in a great fun neighborhood that sounds like this? Thank you! |

I live in Great Falls Crossing, which is the neighborhood you're referencing. There are some homes in our neighborhood that may be around $1.1-1.2m. Those are all off Hunter Mill, across from Reston Zoo, and are technically Vienna 22182. Not many listings at that price point. As for community and kids playing outside together? Absolutely. And our base school is Forest Edge, which is a center. We feed to Hughes and South Lakes. |

That's Hunter Mill Estates. Nice homes. Will be on lower end of your range. Nice homes, Toll Brothers. A few odd floor plans. Large lots. Feeds to Sunrise Valley center, Hughes MS, SLHS. |
| Does it have to feed to a center or can it be LLIV? There are some homes that feed to Flint Hill which may meet your needs. Look at Carriage Hill off Lawyers Road. |

| These are a great start thx. I'm going to start checking them out- exciting to have some recommendations! I could probably consider a level 4 school if people loved it. Our school has been really good and we lucked out with a neighborhood center school so I was used to that. Any ideas for Hoods that feed into Oakton? My oldest might want to go to TJ and I worry about that long commute- I don't know if oakton area helps measurably with commute vs by toll road but I wouldn't want to go south of 66- too far to work. |

| Problem with Hunter Mill Estates is South Lakes HS - I would avoid. Problem with Louise Archer in-boundary is there is very little that fits OP's requirements. Carriage Hill/Wendover is Flint Hill ES, not LAES, so not an AAP center, but those 2 school are very close together geographically & it might be manageable for OP to have kids in each (tons of families do). I just don't know that neighborhood to be particularly social or tight knit? Maybe it is & I'm not aware. Louise Archer in general has a great community of families but almost no in-boundary homes at OP's price point & lot size. |
