The Future of Pimmit Hills

No one can deny that Pimmit Hills has some ugly houses, old and new, but here's where it seems to be heading. I think this type of house is perfect for that neighborhood in terms of both style and scale:

I think the builder is based in Bethesda, and works mostly in Maryland, so this would seem to indicate the area is drawing wider attention. I don't live in PH, but think it's nice to see new houses that look like they'll fit into an older neighborhood nicely.

Neighborhoods reasonably onside the beltway will continue to redevelop as commutes become worse. Tyson's is a legitimate edge city with even more jobs coming. Areas near it are primed for redevelopment. Whether it is formerly blue collar Pimmit Hils or GS-14 McLean, needed changes will occur in the next years

I think current PH is in the same position Clarendon was 20 years ago. I follow urban development but do not live in or near PH

As affordability is tapped out in places with the same commuting and similar or worse schools, there is no where but up for this area. Parts of ph will also be walkable to the Metro developments near the McLean stop.

Pimmit Hills needs a HOA with a architecture committee. Otherwise, it will remain a hodge podge of horrible and decent.

Yes. I consider myself the gatekeeper of Pimmit Hills-related nonsense, of which there has been far too much in this forum. I get that there are one or two people who like their neighborhood, but it feels sometimes like their incessant postings are designed to create the impression that this is a desirable place to live. And it's not. So, that fact just needs to be pointed out whenever another thread of artificial hype begins.

no different than the rest of the entire region.
In fact ph has a good chance of purging the old homes because they are small and easy to teardown. Other areas have homes that are just barely passable and don't get torn down.

Did you see the terrible new home in lyon park Arlington?

Reminded me of the homes that were built in the 80s in ph but are no longer being put up.

You are funny . Pimmit Hills is very desirable and has experienced rapid appreciation.

There are two homes that were purchased for 600k in 2010, one just sold for 860k another went under contract in a week listed at 750k.

I bought here in Pimmit a year ago in the 300s, and I have already made 25% on my purchase.

Where else are homes appreciating like this in the DC area? That's why Redfin rated us #1 last year.

I live maybe 2 blocks from that house pic. There are so many new homes being built within 3 blocks of our house it's very hot here right now.

I wasn't making a joke. Pimmit Hills is fourth-tier real estate that people are forced to look at when they are priced out of their first, second, and third choices.

I don't give two shits whether you "want" my gatekeeper status. It just is. Any post about Pimmit Hills will elicit a reminder that no one gives a shit.

It is teardown central in ph every block has either a new home or a teardown in progress many have even more per block.
