Hope not. Don't want to see the family-owned businesses on Maple replaced with more corporate chains; you can find that in Arlington.

the PP must be one of the idiots on the Vienna council. Ugliest town in NoVa, but has SO much potential. Replacing the Magruder (sp?) center would be a great start - or the Wolftrap motel parcel. Hopefully in our lifetime.

And local businesses are Giant, CVS and Michaels? What are you talking about?

There is not drive for that to happen.

You need some type of game changer like a new metro like to prompt outside investment.

If merrifield can get development, I don't see what's stopping Vienna.

Personally I have trouble getting there because of the mess that is I66(6) on weekends.

The shopping centers aren't going anywhere for a while. I wish that motel would get torn down though. The town council has not been pro-development so that is a barrier to entry.

Vienna Austria should sue Vienna, va and demand the name not be used as it doesn't live up to it like the former does.

McGruder is sold to Kroger.

The Wolf Trap motel is also sold, and will be torn down.

The metro already is in Vienna....They actually call one particular line "the Orange Line train to Vienna"...

So the metro makes multiple stops down maple ave? Can you walk from maple ave to the vienna metro?

From the middle of the town of vienna is takes 45 minutes + to walk to the metro

Ironically the Vienna Metro is actually in Oakton
Saintsbury Dr, Oakton, VA

In Merrifield or Mosaic is takes 11 minutes to walk to the metro and the housing is a 5 to 8 minute walk to metro.

Tysons is creating a many stops with in short walking distances to area.

The pitfall of the town of Vienna is that it is disconnected from the metro and requires you to drive to everything.

And Vienna's driving is an awful strip of road. I only go on weekends and it's bumper to bumper because of the lights. No thanks. I'll take my money elsewhere.

right, but people who live in the future Vienna are not taking metro regardless. not being on metro doesn't mean the real estate is not insanely valuable, and could be better used in mixed use with apartments/condos over retail over a parking garage. if metro WAS critical, which I doubt it is (i.e., I don't want office towers where people commute TO Vienna via metro), then a bus up and down Maple/Nutley from the existing stop on the Orange Line to the new stop on the Silver Line would be easy enough.

Vienna is far outside the beltway
