Hi. Is there anyone out there that kind explain a living trust to me. My Step mother set one up on my very ill father, after he died she showed us nothing, now she is selling off the properties he owned. Is there anything I can do?

You need to see an estate planning attorney right away.

Ditto. The trust may have left everything to her with residual to you after her death so you need to talk to an attorney. There should also be an executor somewhere.

An estate planning attorney can do nothing for you other than explain the ins and outs of a living trust. Whatever your stepmother and father did is a fait accompli. Your father's living trust is not necessarily available for your perusal and stepmom can do as she please within the parameters of the trust. You may be left nothing btw.

yes, but it still depends on the facts. if father was very ill, as it appears from the description, there may be the issue whether he was competent to set up the trust, or if the stepmother waited for him to be basically in her power to take advantage of him and set up the trust to her advantage. depending on the amount of property it may be worthwhile to have an attorney's opinion. also, kids should be able to see the documents, I don't see why they should rely on the stepmother's word. I would talk to an attorney very fast, once she sells and the money desappears, there is not much you can do. it may difficult to win anyway, but good luck

16:05 is right. OP needs a lawyer to contact step-mother's lawyer or the executor. She should be able to see the documents. And, yes, she may have a right to challenge the whole set up.
