Agree with PP. Nowhere else in the area is there such a high concentration of new builds, there’s a reason, and please let us know if you have a more plausible one.

It used to be a downscale area with homes to match. The flightpath stuff is just, um, noise.

We live in a new build in this neighborhood and love it. Don't notice the airplane noise and don't have any street noise. Tear downs with quarter acre lots go for over $700k now, unless there is a defect, like it's next to a main road. I think there are so many new builds in the neighborhood because the housing stock (with smaller, less updated properties) lends itself to that. A lot of older homes in more manicured Sumner start at $850-900, and the economics don't work. We chose this neighborhood over other more manicured Bethesda neighborhood because we liked the more natural vibe it has, the diversity (and funkiness) of the houses, and the commute. The commute is fabulous compared to other Bethesda neighborhoods we've lived in (also in the Whitman district).

Pivoting off the PP (for the topic) post comparing it with Sumner, GEH also had the least developed infrastructure of any area in Bethesda. It still lacks sidewalks and much of the other markers of dense, 20th century suburbia. It, like Potomac, often has larger lots, hence it's a more natural locale for your 5,000+ sqft manse.

If that's the reason, shouldn't Brookmont and Glen Echo proper have an even higher concentration of new builds?

PP, are you familiar with these neighborhoods? The lot sizes are so much smaller in Brookmont and Glen Echo vs GEH. There is also a much more “natural” vibe to GEH vs the houses dropped curbside in Brookmont and Glen Echo. ai like all 3 neighborhoods (and live in one of them) but GEH is pretty different than the other two, even though geographically it is between them.

Pretty sure those areas+Sumner were only invoked to counter the airplane noise troll's take on GEH.

Not reportedly. There actually is a man living in a partially completed building. The yard is filled with inoperable cars and junk and is completely overgrown. Montgomery County refuses to do anything about it despite repeated neighborhood complaints.
