Wheaton, single family home.

I lived with roommates in Arlington until I got married.

Friends of mine who lived alone were in small apartments in DC (Columbia Heights and Glover Park) or townhomes in Woodbridge.

I bought a 1-bedroom condo in 16th St Heights when I was earning $53k back in 2012. I used HPAP for the down payment and closing costs and savings for the inspections and appraisal. I also received the low income property tax abatement; total PITI + condo fee is $1283. I pay my mortgage bi-weekly so that makes it even more manageable. If you have decent credit, can find the right real estate agent and are willing to jump through a few hoops, buying in DC can be more affordable than renting.

PG County, eastern part of Montgomery County (Wheaton, Aspen Hill, maybe a condo in Olney if you have savings.) Mostly likely a room in a shared house or a basement apartment.

It depends on who that $65-75 is supporting. A single person has a lot more options than two adults plus children.

East of the River. Which has some awesome, underrated neighborhoods. But even here, prices are rising steeply. Our home has increased in value by 40% in less than 3 years.
