Which neighborhoods to avoid in NoVa?

I like the neighborhood of Del Rae.

Falls Church City (22046) is for all intents and purposes about as close to DC as North Arlington and its schools are well regarded. It's so small there is only one high school, but make sure you are in the city boundaries. The rest of Falls Church (referred to as just "Falls Church") is within Fairfax County and the schools are good, but not as good.

avoid the areas east of I-95.

That is ridiculous... by that logic you are cutting out some beautiful areas: Old Town Alexandria, Mt Vernon, Belle Haven, Arlington Ridge, etc.

A lot of Falls Church in Fairfax County feeds to Marshall and McLean, and these schools and their feeders are every bit as good as the FCC schools. Maybe better.

You can rent a house in McLean with 3500$

I agree with these statements. If you want to be near Arlington, and are planning to send kids to public schools, I would only consider the areas that feed into Jamestown/Williamsburg/Yorktown or Taylor/Williamsburg/Yorktown. I would avoid the other areas, since you can afford to with that budget. We rent out our updated 3BR North Arlington house in these school districts to a family of 4 plus a dog well under your budget, so I imagine you can find others.

All elementary schools aside from Taylor and Jamestown are to be avoided? You're profoundly misguided.

Be very careful with Taylor though: Taylor splits into: Taylor/Swanson/W-L, Taylor/Williamsburg/W-L, and Taylor/Williamsburg/Yorktown... But seriously, most people would feel very comfortable with the public schools in most all parts of North Arlington. For both N Arlington high schools, the college placement statistics and acceptances are very impressive. There are a lot of highly educated families throughout N Arlington, and they have high expectations. I personally don't think there are any neighborhoods to avoid.

The only neighborhood I can think of that some might avoid would be Halls Hill, which has been renamed High Point Park or something similar. I wouldn't have a problem living there, but it is a historically black neighborhood which was once known for drug traffic and crime. (I think that's changed now but the perception lingers, and there are still some run down small apartment buildings there that house low income folks.) It's south of Lee Highway between George Mason and Glebe Road. But on your rental budget, you should be able to find a SFH north of Lee Highway, I would think.

Halls Hill and Highview Park (not High Point Park but you did have the good grace to say "or something similar")are two distinct neighborhoods. There was no re-naming since the land grant to former slaves which allowed them to establish a Freedman's Village. You know, of course, that the denizens of Halls Hill and Highview Park were the very same people who forced the integration of Stafford Junior High School (now the much-vaunted H.B.Woodlawn School). Stafford was the first school integrated in Virginia in the dark ages of the 1960s. If only they hadn't forced integration, your special snowflakes would have no black children in their schools, instead of the mandatory 1 AA child per classroom in Arlington.

Rant, over, please continue.

If your house is in these primo school districts, why are you only getting less than $3,500 per month in rent for it? Houses in Glebe, Swanson, Washington-Lee rent for more than that.

Who in their right mind would rent in McLean when you can rent in not-much-lesser neighborhoods for that money? Even if you have money to burn, you know enough not to do that. RIGHT???!! Wow.

22042 is mainly Falls Church HS, but the area south of Rt. 50 and east of Annandale Road/west of Sleepy Hollow Road goes to Stuart
