Capitol Hill houses (not apartments) for rent -- Why so few? More coming this spring or is this it?

Three true bedrooms on the Hill that allows pets! That is kind of a tall order. It used to be that there were homes like this for rent, but many have been bought, renovated, and sold to permanent owners. The neighborhood is so much less transient than it once was. Is it a school issue or could you try Rosedale, down by Stadium-Armory, Old City, under the highway in SE, or across H Street to the north?


Thanks, PP. Yeah...I am starting to realize it is a very tall order. I'm, admittedly, not super familiar with the other neighborhoods you mentioned, but I prefer the more "established" areas of the Hill for safety reasons. I like the Eastern Market/Stanton Park areas as they seem to come with a bit less crime than above H St, for example. This could be totally in my head and I understand, of course, that there is crime anywhere in a city. But please enlighten me if I'm wrong! Would you say those neighborhoods are similar to the Hill as far as crime? Thanks.


I live in Hill East, just east of Lincoln Park, and actively follow the police listservs. There is not really any more crime by us than eastern market. Fewer muggings, actually. I would probably stay west of 16th, and I prefer north of Pennsylvania, but it's just as nice the area you're looking and the homes are bigger.


Thanks, PP - this is really helpful info. I think I will look into Hill East a bit more. I had heard that the area right around the metro (Potomac Metro) and Harris Teeter can be a little sketchy at night and that there is a fair amount of crime, but it sounds like you're saying it's really no different than Eastern Market. Would you feel safe having a nanny walk around during the day with your kids or does it feel too quiet/isolated in some parts? I guess the thing I like about the Eastern Market area is that there always seem to be plenty of people around, even during the day when most people are at work (nannies, SAHMs, etc.)


PP here. Yes, I think it would be fine. I'm just coming off 4 months of maternity leave and was outside walking with my DD every day it was decent out. TONs of kids around, with lots of nannies and moms (and a couple SAHDs). FWIW, Harris TEeter is on the south side of Penn, close to Potomac Gardens. I don't personally feel as comfortable right there, but there are definitely a lot of upper class families near Potomac Gardens, too. When we were looking, we looked north of Penn.
