Here are two other cool big townhouses in MacArthur Park, which is leafy villagy spot not far from Georgetown or the Wisconsin Avenue shops and restaurants. Not sure what your budget is. You've probably divined by now that DC is not cheap. Everyone is moving here for jobs.
You may be able to negotiate on the rent since you aren't a group of Georgetown college students(I assume). Thanks, PP - this is really helpful info. I think I will look into Hill East a bit more. I had heard that the area right around the metro (Potomac Metro) and Harris Teeter can be a little sketchy at night and that there is a fair amount of crime, but it sounds like you're saying it's really no different than Eastern Market. Would you feel safe having a nanny walk around during the day with your kids or does it feel too quiet/isolated in some parts? I guess the thing I like about the Eastern Market area is that there always seem to be plenty of people around, even during the day when most people are at work (nannies, SAHMs, etc.) |

| You might have more luck looking to the North side of the Hill. The homes are a little bigger because the area was developed later (1910's instead of 1880's). If you look between Maryland Ave and H Street or over H north of Gallaudet U (known as Old City), you might find what you are looking for. I walk around there with my stroller all the time during the day, as do many of my neighbors, and don't feel unsafe. I think the area around Harris Teeter/Potomac Ave is also pretty safe. One other area to consider is the SW waterfront. There are nice townhome communities down by Arena Stage that are walking distance to the Navy Yard Metro. The commute downtown is really easy from there. |
I worked as a nanny for over a year right by the Potomac ave metro and still visit. I've never had any problems, never felt unsafe, and never had a car broken into. I also work a lot in the H st area- again, generally feel safe even when I had to walk alone 1-2 blocks at midnight. Car has never been bothered. Obviously no area is without crime, and I realize these areas are more on the "fringe" then some others, but I must say the houses are generally bigger/nicer. Ideally I'd want off street parking but I think they are certainly viable options. One of the more violent crimes (the Maslin attack) happened near Eastern Market area. I agree with working on word of mouth- there are also a variety of list serves for Capitol Hill and it seems like houses are listed there for rent from what I've heard- likely before they are opened to general public. |

You might be better of with a 2 br bc sometimes 3 br means two tiny bedrooms and one ok master. I have seen bedrooms where putting a twin bed in the room would actually take up most of the room and there would be very little space on either side of the bed.

I keep getting mixed opinions on Hill East. PP, do you have any personal experiences with the area to share? It is so hard to know without having lived there. I've spent time there, but am curious about others' opinions. |
