I think you'll have a hard time finding your wishlist in your price range in any of the west-of-the-park neighborhoods. There are exceptions, of course, but as people have noted they tend to go quickly. If you're willing to go for a smaller or older house that needs work you'll have better luck, but the low inventory isn't helping matters any. We bought in CC DC a couple of years ago and were able to get two baths up for right around 800K, but the house has needed a lot of work--when we bought it had no central air and the windows and roof were in terrible shape (not to mention outdated bathrooms and kitchen). We love the house and the neighborhood, though.

Are you talking about the area east of Connecticut, north of nebrasaka, west of nevada? This is less than a mile from both Deal and Wilson - how would it make sense to redraw these lines?

That was our budget and we couldn't find anything in NW DC. We eventually bought in Bethesda, inside the beltway.

Try Colonial Village. There is a house there listed under $800. It's right on the border off of 16th Street. It's not in the best locale, but it's a deal for the neighborhood.

I think she was talking about 16th Street Heights. 1208 Madison there is $719K.

2700 Newlands just came on the market for $779K.
4439 MacArthur is down to $800K. 4401 MacArthur is $750K.

As another PP mentioned, there are two in Colonial Village, one on Portal (busy) one on Orchid (not) but not sure of schools there.

People, including on this site, tend to use "NW" to mean just "west of Rock Creek Park." In fact, Northwest Washington goes all the way to N. Capitol Street. If one is willing to consider east of RCP, there are some great neighborhoods also.

OP: Can you do $799k, but almost no yard in CCDC? Walk to Lafayette.

5 beds, 2.5 baths. Lacking curb appeal though.

We bought in December 2011, paid just under $800k for a duplex in North Cleveland Park. We refinanced in December 2012, it appraised at $860k. I doubt you will find anything under $800k in North Clevelank Park, maybe in CCDC. We have 3 bR, 2 BA up.
