Where to live for 700 to 800 in NW DC

Looking for 3 beds up, 2 baths up. It would be nice to have another bath somewhere else. Possibly renovated kitchen. At least 1500 sq feet. Zone for an elementary school that isn't a failing school. No condos.

Can we do it?

You could get a bungalow in Palisades for that amount. Don't let the talk of Palisades-is-so-expensive fool you. We bought a good little house here in your range. The public school is good, the area is quiet and not super exciting but safe and cute. Look on MacArthur or the blocks just off it (especially on the river side of MacA) for your price range. I agree - that one is going to be pretty tough. One bath up would open up a lot more options.

Shepherd Park? Shepherd has scores comparable to Brent and a FARMS rate under 40%.

Foxhall Village (just west of Georgetown) - but 2 bathrooms up might be tough to find.

probably can get somewhere west of hte park, but on a busy street (reno ,etc). some of the houses off military (like utah, etc) might work.

Try the small houses or duplexes in North Cleveland Park. Murch or Eaton for school. Both are decent at least thru 3rd.

Palisades might be possible at $800 but not likely to have two baths up. Would probably have to be along Sherier Place area, below MacArthur or in neighborhood right around Key School, a very good elementary.

Just do a search on any good MRIS -type site (Redfin, Sawbuck, etc) and set your parameters (<800, 3b/2ba, NWDC).


You will see that, in the height of Real Estate Season, the only places with homes meeting your criteria are in Brightwood, Petworth and the like. But then you have the school issue. How do you define "failing" ?

Great neighborhood, they are row houses but a charming little neighborhood, I lived there for 5 years when I first moved to DC. It is zoned for Key elementary and you can walk to Georgetown on a nice day.

Look in the area north of Nebraska/east of Connecticut/south of Military/west of Nevada. Lots of semi-attached 3BR/2BA there (if anyone lists!); the neighborhood is very walkable and in Murch, which is a wonderful school.
