Every time I posted here, 3 minutes later you are back defending the builder, we all know you are the builder or work for them. It's ok, I would just hope you were as fast and responsive when I call with issues

and by the way, the noise in not real hardwood (as you claim) is not common to all builders, the Chinese fixtures you put all over the house are not common to all builders, the cheap windows are not common to all builders, putting heat pumps is not common to all builders in this area......

Where did you learn your math? 20 != 3

You do not install heat pumps (unless there are specific for cold climates) in DC type of climates in luxury (as you claim) constructions. Closing the condenser means running the system in emergency heat, which the word should be enough to understand that should only be run in emergencies, not because its cold. By doing this, you are heating your house with an electric strip, do you know how much your utility bill will be, I do, because I've been paying it, its a lot. Builder wanted to save some $$ so they installed a heat pump and not a furnace. That goes with pretty much any material in their houses, save money using cheaper products. Of course they are smart and use fancy products where visible (kitchen appliances, sound systems, etc), but in things that people don't pay too much attention or are not qualified to distinguish, they use the cheapest products they can (faucets, toilets, floors, windows, etc)

The point is you come on this board to trash the builder.

Which is full of false idiotic lies which in turn paints a bad picture of the quality of my house.

If you wanted a 2 million dollar house you should've paid for one but if you are buying a house that is reasonably priced don't expect all top of the line gold platted things.

How did you not notice all of those things when you bought the house are you blind and stupid?

All of the things you mentioned are common with mid-level builders.

You are stuck on fixtures? Are you an idiot? Fixtures can be replaced get your lazy ass to home depot and buy some.

Windows? Yes they are entry level windows but if you need to get them upgraded you can order the sashes from the manufacturer and DYI it's not that expensive.

Flooring? Did you not see the bamboo flooring when you bought it? If you hate it so much get new flooring installed.

Heat pump? Go buy a gas one or learn how to properly operate a heat pump one.

Point being unless you built the house from the ground up and paid 2 million you won't get top of the line gold plated everything but the home is solid, well designed and an extremely good value for what we paid.

There is a whole thread on heat pumps and it is very common in this area. I suggest you look through it.

All of those things can be replaced. When you say cheap, do you have formica counters? Vinyl Tile? Acrylic Showers?

I already have gone through a couple winters on electric strip and I don't have a problem paying for it.

Here I have something for you for your complaints

Your house is crap as all the houses built by these guys, if you are really not the builder, which I doubt, the what are you doing, hanging out on boards trying to save the appraisal on your house? I did pay a lot of money, not too far from $2 million, and if your idea when you buy a new house is to go and replace everything, then you are the stupid one. You have resorted to insults, which clearly show the type of person you are. I come to this board to trash the builder in order to get other people to be aware. When I bought the house I didn't notice all this things otherwise I wouldn't have. I'm learning as I go as I had so many troubles that forced me to understand.
If you are not the builder you really need to get a life, hanging out here all the time has made you a very angry person. I'm just trying to help others, I'm not using this to get anything from anyone.
Enjoy your great bamboo floors that scratch only by looking at them, and hope you can sell your house by lying to other people.

Does Relux build in Montgomery County? Looking for a mid-priced alternative to NDI.

again you ignorance about bamboo flooring is showing.

go to a hvac register sitting on the bamboo floor , Take it off , look at the bamboo floor , it is solid thick pieces all the way through and not engineered laminate as you say. Go to the bamboo wood store and they will explain this is the highest quality type you can buy.
You need to get a life trying to trash a builder spewing the dumbest shit I have ever heard. Bohoo I need to recaulk after the drying period, my fixtures aren't 24k gold, heat pump is not as hot as a gas furnace, are you going to complain that in 10 Years you have to repaint? Uh oh I just noticed one piece of my crown molding joint needs some caulk I guess I better throw this house away and bitch that it sucks. Congratulations on buying a 2 million dollar house and having no clue about home ownership.

District Properties has the worst customer service. Very unreliable and unresponsive.

They are not a trustworthy builder. Avoid.

My advice, RUN from RELUX. Extremely shoddy work.

Watched many homes get built in our area where they are snatching up lots as fast as possible. Their managers are nice people, but don't seem to know enough about construction to keep their subs honest and ensure quality in the things you don't see. They look nice, but the weaknesses underneath will cause long term damage before anyone knows because water will get in behind siding and tyvak (which is put on very poorly). Heat Pump comments are valid. Very loud and struggling in the winter. Can't imagine what the utility bill cost this winter. If you are buying a new home, make sure you learn a bit about construction so you can ask a few questions about how they install windows, siding and roofing. This conversation will tell you a lot about how long it will take before the water comes in under the siding and ruins the plywood (or in this case the particle board).
