Looks like the flashing on the roof in the area where the chimney is needs to be replaced... either that or there's just random water damage (looks like puffy wall blisters) at the ceiling on the wall above the fireplace.
Most of our windows are original to the 1950's and freakishly inefficient. None of our exterior walls have insulation. Our main bathroom probably needs a new subfloor (we're guessing, because the current tile is all cracked) and the whole bathroom could use a gut to get rid of the early '50's mint green and black tile color combo. |

| we just moved in August, so my to-do list is about a mile long. We need a chimney person to replace a damper and clean the whole thing. I need an HVAC guy to reconnect some ducts. there's some minor electrical work that together will run me about $1K. I need a structural engineer to look at the deck and the basement stairs. We need to gut both bathrooms. there are some cracks in the plaster (more since the earthquake) that could be patched. Several windows need to be replaced. And yesterday the faucet literally fell off into the tub. I plan to caulk that until we have the bathrooms gutted. (yeah, we got a GREAT deal on a house in north arlington, but had to settle for some defects!) |

The next time the house is on the market, state that DH conveys - and that it's a deal breaker if people refuse to accept him as part of the deal. |

Our wood house has no insulation, windows from 1913, and doors that fit so poorly in the door jamb that you can see daylight in the gap and feel a breeze when you walk by.

| LOL the list would be shorter if I said what ISNT wrong with the house. Seriously, the biggest flaw in this house is the bathroom. I need to have some plumbing work done, gut the bathroom and would love to have a tub surround in. One thing that stops us is lack of money. secondly we are thinking of moving and dont want to sink a LOT of money into the house knowing full well the next person can come along and rip it all apart. Next would be upgrading the fusebox (about $800). That will be a spring project. the rest is pretty topical. painting, baseboards, crown molding. Oh and there is the kitchen floor that needs to be retiled. |

Actual defects?
--Crooked tile in the upstairs bathroom which makes it really difficult to caulk the tub well --2 broken kitchen cabinet doors (and more that don't stay closed) --missing shutters --Terrible, drafty windows. We're governed by a historic preservation board (though our house is not historic) so there's extra steps involved in getting them replaced. But--we did getour very damp crawlspace fixed this fall--so at least that's something! |

Defects? Large sections of the basement ceiling and flooring are missing. Only 1.5 baths (and they are 50 years old). Huge decaying tree looming over the house with a +$5k estimate to remove. 20+ year old roof with some drips tonight. Leaky single pane windows. Steel kitchen cabinets in sorry shape and all the rest that comes with decades of deferred maintenance.
In other words, nothing that a bulldozer and a couple hundred thousand bucks couldn't fix. |
| I have a totally rotten master bath floor. And no money left to fix it for a few years. Oh well, at least the floor is soft to stand on while I do my hair. |

Electrical stuff - Update fusebox, change locations of some of the outlets, add floor outlets. Install outlets in closets for all of the focking stuff that needs to be charged. Install lighting in closets. Wire for and install ceiling light fixtures/fans.
